    Thanks Minnie, I cant comment on the price as I dont know the area, but try and get it at the lower end of comparable properties.

    Regarding the pictures, the bedroom and Garden ones could do with being retaken IMO, dress the bedroom up a bit with some pretty bed linen, cushions, draw the curtains, maybe some flowers?

    The garden looks a bit bare, have you got a table you can out out there, and maybe some pots?

    Declutter the kitchen surfaces, if you can. Weed the front of the house and place a nice pot outside, to add a splash of colour.

    Sitting room perhaps remove the throw from the coffee table and put some flowers there instead as its all that stands out.

    I hope they are constructive comments. I would try and do a few of these things, and then get the agent to retake the photographs.

    put house on market in may - good stream of viewings but have dropped asking by about 10% in that time. one offer 2k less than last asking price so sstc - fingers crossed :jump:

    Put on market in January, asking price offer in Feb, withdrew offer 2 days later, accepted another asking price offer in March, completed successfully 9 weeks later in May with a chain of 5! Had total of 6 viewings from Jan-March. Undercut the market of similar properties and we had just totally refurbished the house so it looked new. It was very slow then and even worse now so not sure if we would have had that luck now.

    Not on the market myself, but my sister is just about to go on and been watching two identical properties in the street (bad timing for her I know, but she's had to wait for her ex to sign paperwork). One house went on early May I think, £182,500. It's in truely excellent condition, landscaped garden, decked balcony off the living room with views, etc. No offers so far. The other went on just afterwards, vacant possession and in very tired state (not a repo though) - priced at £159,950 and went under offer within a couple of weeks. Hasn't shown up on houseprices yet as having completed but still has "sold" sign up. Don't know whether that's any help. (My sister's is in intermediate condition - better kitchen than the one at £159,950 and she has a conservatory - thinking of pricing at £164,950 - comments?)

    We had about 2-3 viewings roughly a week (about 3 2nd viewings) - but only received one offer... like I said at our lowest asking price.

    The buyers have nothing to sell so straightforward so far ....

  • on market 3 months now, no viewings so dropped price by 20k, still no viewings since price drop 3 weeks ago. Considering dropping price more.... but if there are no buyers, are we just dropping our price to no-one? Are re-locating to kent due to first baba on the way (6 weeks to go!), need to be near friends and family. Moving business at the same time, have found a house, a new unit for the business and have a mortgage in place......... only one thing left....... a buyer for ours!!!!!!

    May be post a link Lisa, and we can see if theres anything obvious that might help. Is it competitively priced,i know you have reduced. Where abouts in Kent are you relocating to and where are you at the moment?
