On the market 10 months. SSTC three times!
Reduced 16% overall.
Lost count of viewings now, but about a dozen in last 3 months.
At least 3 couples want to buy; all are on the market too.
Have offer of -5% on table from one of these & have accepted, in principle.
Had cash offer last week from mad person who wanted another 15% off!
Not too excited or bothered about all this, as house is in good location & we don't dislike living here; We'd just prefer to be moving on. If we were younger, we'd certainly be tempted to take the place off the market.
Almost everyone in our area is being realistic about price & mid-range properties have been regularly flagged up as STC/Under offer on Rightmove but, like ours, they keep coming back again! Lack of FTBs & FTBs going wobbly is the biggest problem.
Glad to see some movement in our target relocation areas at last, but we're not in a hurry to buy again now. We have a small, independent income, so we can sit things out, rent where we want etc etc and we've kept somewhere to stash all our stuff in the meantime. We envisage buying in late 2009 or 2010, as going in at the very bottom won't be that important to us.
As you can see we haven't much to grumble about really, except that we originally tried to move in 2002/3, but ended up caring for an elderly relative who took a turn for the worse at that time. It's that relative's inheritance that keeps us afloat now though - swings & roundabouts.0 -
My partner and I have both our flats under offer - average about 6 weeks on the market before offers. Offers are between 5-8% under asking price which seems fair. Fingers crossed we actually get to the contract exchange with the whole thing still intact - this is the part that worries me most0

sstc twice since feb - had several viewings straight away in feb and sold within one week with 5% off asking price - that fell through as couldnt get mortgage and we put house back on in July. this time only had four viewings but luckily have accepted offer about 11% under asking price and fingers crossed its going through. good luck to all of us0

Are both these flats in London? And if so, where abouts? Central London, or further out?
Just trying to scope out how easy/difficult it is for people to sell in London!0 -

Was priced around £2000 £3000 above average but (and I guess everyone says this about their property) it is in exceptional condition, was completely 'gutted' by us around 3.5 yrs ago, kept original features, was freshly redecorated prior to putting on market, bespoke kitchen and maybe the clincher windows are clean.
May help that I used to be a carpenter too!
Got contracts through this morning too, hoping to exchange in next week or 2!That was lucky, well done! I take it you have accepted the offer then! Hope it all goes through smoothly for you. Wasit priced well?24/02/08, Started MB - Profit to date £8709.31

Thanks. Yes, it is a very odd situation, having something that people want to buy, but none of them able to proceed. This is still better than a situation of having no interest at all, and I feel for those in that position.0
