I put my house up for sale in May, we live in london borough. In 3 weeks we had 8 viewings and 3 offers. Sold subject to contract but house fell through. Had problems with a conservatory we built without building control approval, our buyers were ftb and were uneasy about buying with an indemnity. We have now taken our house off the market, and going to ride it out, i am hoping that when things do eventually start to pick up, We should be one of the first to see the prices go up. Our borough is one of the cheapest places to buy in London. I have wasted over £1000 on hips , sol fees ,gas safety check, surveys etc.. At least i know my house is saleable. Im not in any dire need to move and have a very piddly mortgage ( less than £8000 ) which should be paid up 2009.0

Dropped to £189k today, but still over £40k more than the ceiling price for your street. I have a feeling you'll have to drop again, unfortunately.
yes, granted, but we are the only detached 3 bed bungalow on the whole road, the others are all semi-detached houses.
all 4 agents we had to value our property valued it between £210-£235,000, so the ceiling price for the street isn't really valid, and we are well under their values.
As we are on a corner plot, our neighbours on the other side to us paid £182,000 for their 3 bed bungalow 4 years ago, and other bungalow on neighbouring roads have very different prices to the semi's on our road.
we can only sit and wait i guess to see how the price drop is reacted to.... i feel for everyone in this terrible market......0 -
I hope you get some viewings soon Lisa.
Pray for me today that the lady increases her offer, to a sensible level.:pPawpurrs x0 -

you lucky lucky thing pawpurrs, good for you, hope it all goes well, i suggest you put a time limit on all the procedings now with your solicitors so that they don't drag their feet....
best of luck!0 -
I have said I want exchange within six weeks. All I can say is I hope it all goes through smoothly. Got a few obstacles to get through first.
PRICE PRICE PRICE is what counts in this market and we have taken a hit to get it sold, but its only been three weeks to get this offer, and the first week hardlly counts as you have to approve details etc.Pawpurrs x0 -

Well done!:T In 6 weeks time it will look better, and by Christmas you'll be really pleased. Only my opinion, but it's as good as anyone else's!
Personally, I think recession is inevitable now, so house sales may have a little 'blip' this month, maybe going on into next month, then I think things will go decidedly quiet. There will be a mass of sellers hoping things will 'pick up' in the New Year too. I am putting my money on that not happening, but I have no crystal ball, just a realistic outlook
We have two viewings, on Friday & Saturday, one of them the daughter of someone once famous, so no money worries there, hopefully. She is SSTC anyway, and we have met before in other very different circumstances.
I'm afraid I'm very blase about viewings now, but if they come back for a second look it is more exciting. Two people have had accidents shortly after viewing our house, which makes me think! Is there a plot for a movie here?0 -
Well done Pawpurrs, and Lisa, we've got another viewing tomorrow evening, so I'm praying it goes well too!!0
