    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • I've been holding out from replying to this thread as I didn't want to tempt fate but...

    mine is a feel-good story and might give some of you some hope.

    I had 4 pre-marketing viewings back in May. No offers. Went on the market June 12th for £400k. Was offered £360k June 18th with the promise of completing within 4 weeks. Rejected the offer. Accepted revised offer of £380k with the cooker thrown in:rolleyes: 3 weeks in & there was no sign of this so-called completion within 4 weeks so I put it back on the market.

    Was offered asking price by new buyers that same day. It was down-valued by the surveyor by £5k (hardly worth it) so I accepted the revised offer of £395k.

    Today we have exchanged.:j

    I'm lucky in that it is a very desirable house that was priced at a 4 year old price (even so, it had been valued at £330k & £350k by other agents).

    I just want to say to all of you who have to sell at the moment, chin up & good luck.

    We had a couple come round for a 2nd viewing tonight, they came round on tues for the first one. Im hoping we get THE call tomorrow but Im trying not to get my hopes up....

    Got my forms to fill in today,and I need to find a rental, have some where I am seeing on Sunday that I think and Pray will work out. Put some stuff on freecycle today, and praying it all goes without hitch! Will keep you all updated!

  • I had a really positive viewing a week ago, the young couple loved the house, the layout the garden said it was just what they wanted-they would not have made good poker players! I then got a call from the EA, they wanted a second viewing and wanted to put an offer in (of almost asking price) however they had yet to put their house on the market!

    They have now put thiers up a two up two down, for the same price mine is up for (mine is a 3 bed with 2 receptions, large gardens in a cul-de-sac, in a nicer area). I have lived here for 12 years and have priced mine as almost the lowest 3 bed, it competes with 2 beds on righmove. As they only bought theirs 2 years ago they are trying to sell for more than they bought for then?

    The EA told them that they need to have an offer in on theirs before I would accept theirs on mine.

    So I am still waiting, but think I will be reducing a bit more in the near future. I don't 'have to sell' I just want to move to a bigger house (we have outgrown ours) and would like to be in a better encatchment area for the little one and nearer family.
