    Russ if the searches are old then its normally up to your soliceter to redo them. As searches change all the time, they may want to redo them even if they are only a few mths old.
    A sellers Hip is valid all the time the property is markerted with out a break.
    They are a complete Waste of time and money.

  • But I was asking about solicitor fees and HIPS costs if you sell subject to contract then it falls apart later on and you go back on the market. Presumably if you come off the market then go back on, you could end up having to get a new one done? (depending on how long it took you to sell)

    If its under offer it still counts as being markerted so no you wouldnt have to redo your hips. Soliceters fees however may increase if they have to do a lot more work,due to sales falling through.

  • mondays viewing was a no show.... honestly, why can't people just pick up the phone if they are not going to come?

    but then yesterday, they rebooked their viewing so came last night... were very cagey, couldn't read them at all

    have another viewing booked for 3.30 today

    am now 4 weeks away from my due date!!!!!!!!!!!!!!!!!! looks like we are moving out and in with my parents in Kent in 2-3 weeks regardless of getting a sale on our place, as our business is re-locating in 2-3 weeks anyway.

    not sure if we should look into renting out our place, though I am so worried about it getting trashed or being even harder to sell with tenants

    Good Luck Lisa, some people are cagey, doesnt mean they are not interested. With your house being so lovely, I am sure that now you are getting people through the door, you will fingers crossed get a result.

  • Update...

    spoke to my agents and the couple that came last night are days away from completing on another property, but have still been viewing in case anything better came up... they now want to pull out of the sale for the other property and put an offer in on ours, but are going to speak to their solicitor on monday and we will know more then.

    Young couple who viewed this afternoon have only just left, so it's too early to know anything from them yet, but after showing them around, they asked if they could have another look around, I busied myself in the garden and let them wonder around alone............ fingers crossed!!!!!!!!!!!!!!!!!!!

    All sounds positive Lisa, But I would worry about the couple about to complete, dont know if their chain will be happy with them changing their minds at the last minute, and what if they did the same again? People:mad:

  • Moved into our new house a couple of months ago and was sooo stressful - can safely say I won't be doing it again for some time! Had sale fall through with our next door neighbours, constantly round saying how much they wanted it and were going to knock through, taking pictures, don't know how I had the patience for that - just wanted the sale I guess! Then suddenly decided a week before exchange they weren't buying!! We'd already put £500 deposit on a house so risked losing that if didn't find a buyer asap and lost about £350 in sols fee. Thankfully found new buyers but then amazingly in the middle of negotiating on the day of exchange after trying to get it hurried along for AGES they pulled out too! angry-smiley-030.gif Had to offer more money off house, just coudn't face starting from scratch again but I know it was worth it in the long run.

    Hearing constantly on the tv it's better to rent at the moment is not doing those selling because they have to any favours at all!

    I showed a couple of people round myself and it's difficult to know but usually you get a feeling whether they are genuinely interested or just being nosy!
    I agree with pawpurrs, I would be very cautious about dealing with people you know are fully capable of changing their minds with no consideration to anyone else. You soon learn when it comes to property some people have absolutely no scruples!Good luck to everyone selling at the momenticon7.gif

    i know, i was thinking that too.... really feel for the people that they could be possibly pulling out on....but what can i do... do you think i should turn there potential offer down based on morals?
