    How are you all getting on?

    Thought I would update you.

    My possible cash buyer is still a bit of a stalker, driving past and parking up and stuff, but no second viewing or offer.

    Just had a lovely young couple, first time buyers who asked what I would accept and how much of my stuff would I leave in the property and could I be out really quick, so sounds promising.

    And my OH (who has a house to sell and has had no interst) has got a viewing tomorrow.

    The good thing about this selling lark is that my house has never been so clean and tidy.

  • hi all
    just an update on us (for those who remembered!) - we are on second sstc. first time buyers had to pull out due to not being able to get mortgage - offer was £354,000 on at £365 Feb 08. fell through end june. now on at £345 and offer at £320. after much faffing around getting survey arranged and us putting deadline in place, they have now signed draft contract but this week are getting in damp/timber and electrician reports. I suspect they will either try to negotiate more off or gazunder despite me telling EA that as it was already competitively priced that the offer price agreed is kind of set in stone (although would probably drop another £1,000) at this late stage. they have a baby due in two months so hoping things will move quickly now for exchange next week (however first sstc nearly got to this stage too when they found out their 'mortgage in principal' was not offered in practice!). ho hum - I have stuck my head in the sand and dare'nt ask my solicitor how much extra I am going to have to pay for dealing with new prospective buyers. I also thought HIPS valid for a year as long as property is continuing to be marketed.
    I can honestly say that this has been a really stressful time for us as a family and I cant wait to be done with this house - it's really put me off the whole idea of wanting to 'own' a house to be honest.

  • We're no further forward, the last viewers found something else the day before :( And the couple that were trying to get their deposit sorted out have had to completely pull out now :( Our new house seems to be slipping away fast :( Decided to list the house on ebay this morning, figured it was worth a try...

    We have had our house up for sale since last June- the day our for sale sign went up - the house next door replaced their sold sign with a for sale one!!!!

    We lost the house we really loved as they suddenly decided they wanted a quick sale.

    No viewings for months now and have reduced the price but don't expect that to help at the moment.

    Neighbour of ours who loves these houses suddenly said to DH last night that he bets him a tenner we get an offer for our house in the next two weeks.

    As he knows everyone in the area we are now wondering if he has heard someone is interested but will not be getting our hopes up.

    If we do get a serious and decent offer there will be rows of dancing smileys on here!!!!!!

    the couple who were thinking of pulling out of the sale they were days away from completing on, decided in the end not to, but did say, had they seen our property first, they would have definately put in an offer, so nice to hear I guess.

    the 2nd couple again had nothing negative to say, loved the property bla bla bla, but haven't sold their own and are still looking around.

    no other viewings since these 2 and the price drop

    am now considering really biting the bullet and dropping the price again, thiswill take us to offers just under stamp duty threshold which may make it look even more attractive. This is a huge reduction, but we are moving the business in 2 weeks time and the baba is due in 3 weeks!!!!

    the last thing we want is to be still on the market in 6months time when the market has dropped even more and to be looking at dropping the asking price yet again.

    had a voicemail from the EA for the property we want, they have had an offer, but... it is on the low side. The vendor's want to negotiate an offer from us and to see if we can knock that against our on asking price to secure a sale.

    Will be calling them first thing in the morning....

    ahhhhhhhhhhh..............sigh

    i just wanna move!

    People's stories here give a personal face to the 'housing crash'/'credit crunch' headlines and show what they really mean, both in practical terms and in sheer emotional strain.

    Now that our DD has scuppered our plans by enrolling at the local college and
    thoroughly enjoying what she's doing there, the pressure is off us a bit. If we sell now, it will be a case of renting till next July, and probably beyond, but renting in the same area is just plain boring. We've spent a few weeks coming to terms with this, but we can't ask DD to put her life on hold.......

    Our out-of-the-area viewers (sold and ready to go) asked a lot of questions, some of them sensible, but later told the agent the house was not for them. No idea what they did/didn't like. Our second time, very keen viewer had a sick child, so stayed away, but the offer she was due to receive had not materialised by Saturday pm and it was likely to be 'on the low side.' She may have been stalling for time.
