Oh mish that sounds like a hard one!
Are the houses compettively priced? 75% sounds quite low. But depends where they sit in the market. Is the new house on for a good price, think you may have to think long and hard about this one. It does enable you to move on though and tie it all up together, which will be hard to do any other way, you could sell one of the houses and not be able to sell the other.
Im sure if he is a buisness man the deal will be good for him.................
I agree, he is clearly going to make sure he comes out all right. The new house is on for a reasonable price not cheap but not really overpriced. OH house is overpriced (imho), there are others up for £10k less on the next street. so really for him that reduction is not massively out of line with market value. Mine is priced more cheaply hence the ammount of interest I think, so I really don't want to take that much of a cut.
It is a real dilema, there is part of me thinking well it would solve all the problems, we would be where we want to be, together in a nice house and only paying out one set of bills. Then the other side thinking I should see if I can push him more. I am ironing with vigour, having a serious conversation with myself. Bless the OH he just says he will agree with whatever I think, he's a kind of anything for a quiet life man.

Why wouldnt you pay stamp duty is he paying for that as well? The fee saving goes a long way to helping the cut you are taking on the houses.
I don't think I explained very well sorry, he would drop the property to under the £250K higher rate so we would only pay the lower rate. So saving us that money.

Doittiday is the house you want still accepting viewings or just on the internet?
Are you still going ahead with the survey?
Its a dodgey set up - we have been told it's sole agency and apart from the for sale sign appears not to be available with the agent we have made an offer with... however my understanding is that this house was a referral from another EA so the selling fee will be split 50/50 - the agent was cagey about who the other EA was but from looking on the internet and walking past the shop window I know who they are now :rolleyes: - just as a test I called them and asked if the property was still available - very excitedly they confirmed that it was and that they would need to call the vendor as they would be doing the viewings (so the vendors are not innocent in this!!!) I dont know if the 1st agent are aware of this!!! I did ask that no sneaky viewings be carried out!!! :rolleyes:
in the meantime my lender have been asking for more and more details - and seem to be stalling in underwritting the new borrowing but I am less and less keen to proceed with this house now:j Where there is a will there is a way - there is a way and I will find it :j0 -
They will, but as Debras Angel is saying, things seem to work out when they are 'right' for us and, while there is no scientific, or even a religious reason why this should be, it frequently happens that a set-back steers us somewhere better. Somebody is out there who's going to really appreciate what your house offers, but maybe they're not looking yet.
For example, ten months ago, when we had our first buyer, we found a property which ticked many boxes, but now I'm relieved our sale fell through because, as it turned out, we'd have paid £45k over the odds for it, and I know, deep down, it was just the least worst option at the time. We'd have been OK there, but it wasn't quite right, and the things that were wrong were immutable.
So, you losing your buyer today is a bit like us with our 3 couples who all want this place and can't sell theirs, while others, sold and with their finances in place, walk away and buy something else. It isn't happening, even when you'd think it should be, but while it is all very frustrating, nay depressing, we will eventually know what all the waiting was about.
Looking back when I have bought before - sales have fallen through and what I ended up with was always soooo much betterbut we have been looking for 2 years now! :eek: and had vendor pull out of sale DAYS before exchange :mad: !!!! on a house that I dont think I have seen anything as good at that price .... so its difficult to keep the faith...

I keep seeing houses I want to view but dont want to because I dont want to see something that I really want but cant make an offer on. I have viewd one property and really like it but cant go for for a second viewing because I havent got a buyer for mine... oh dear

I agree with you.... no point in looking until you have a solid buyer tbh I didnt feel I was selling until that point of exchange because until that time simply anything can happen.... especially in this market.:j Where there is a will there is a way - there is a way and I will find it :j0 -

Plus it will be vacant and chain free, I hope this recipe will secure us a sale, but................ if the banks aren't lending, how on earth can any of us make a sale??????????????

wow, everybody is really adding to this thread now, it's so useful in some ways to know that it's nothing any of us are doing wrong.

Feeling more devastated today than yesterday, I thought it was all coming together, and feel so angry with my buyer :mad:
I have never pulled out of a sale, I just dont get why people mess around like that.
the house we offered on two months ago... vendor pulled out and decided to rent it instead - people change their mind and there isnt anything you can do about it - just dust yourself off and start again... at least you hadnt moved out or committed a 6 month rental contract or sold or your furniture :eek: this would have made things feel 100 times worse.
My view is.....

We put our house on the market in march for 199 95o its now down to 159 950 and we have probably had baout 15 viewings in that time, but no offers. we are now doing a part x instead.0

Got a viewing booked in for tomorrow and someone that wants to come at the weekend, but not booked in yet, so thats something, I guess.Pawpurrs x0
