based now in Leicestershire, relocating to West Kingsdown in Kent. We are not the cheapest 3 bed detached bungalow in our area, but we are by no means the most expensive. Our property is completely modernised/refurbished, any comments would be gladly received, I have emailed my agent again today for another meeting with him for any thoughts.

Offers over is a bit of a strange markerting idea, given current condtions, and what with the free stamp duty now up to £175k.
I am suprised you havent had any viewings, is your agent pro active? May be a different agent may be required. Are they advertising it?Pawpurrs x0 -

yep, on right move too, we have prime position in the shop window and i have checked that it is in the local papers too. I have been thinking about the offers over thing too, I'm thinking to change it to a clear asking price of £199,950, we originally had it on at £219,950, even though the 4 valuations we had all priced it between £210,000 and £235,000. The last thing we wanted was no viewings so we didn't pitch it too high. My agent is confident that the moment we get people through the door, we will have an offer... but still nothing. It really is a lovely property and if it wasn't for the little life inside me, we wouldn't even be moving. Our contract with our current agents is up in 4 weeks, so I am thinking about changing agents, but all the agents in town are literally right next door to each other, so I don't see how any buyers registering would only look in one agents and then not the next....?

Been on the market for just over a year now and sstc twice in Aug 07 and March 08. On the last occasion, we were given a completion date and so we were all boxed and ready to go and my girlfriend had resigned from her job.
Have already dropped the price around 10%
Had quite a few viewings and the only other offers i've had have been from developers at approx £25,000 under the valuation and the only reason that they are interested is because the property is in the area earmarked for Heathrow expansion and the owner would get substantial compensation should the property be required.
It's been a tough year as I have a 17 month old baby in a 1 bed flat, which means that me and my girlfriend have had to sleep in the living room for a year or so now and had to put a load of stuff in storage.
I think our only option is to wait till the Government give the expansion the green light (hopefully in the next months) and for BAA to apply for planning0 -
Two viewings booked in today from procedable buyers, so keep everything crossed for me. I am doubtfull about one of them as they are SSTC but are viewing loads of properties,and mine is more of a one off, and doesnt compare to new houses, if they are viewing so many then they must be open to all sorts, which means they will proberbly go for the one that gives them the most value for money space wise, but who knows
The other lady has NTS so am hoping she falls in love with it.;)Pawpurrs x0 -

As a future FTB (I couldn't buy at this time with prices falling), I can never understand fellow buyers buying into this "House Doctor" stuff. Don't get me wrong I'm not knocking it as I know it can work, I just dont understand why
For me when I look at a house, the first things I look at are the things I can't change like
1. location
2. style of house
3. size of garden (not condition as this can be changed)
If these are wrong I walk
Next I look at the things I can change but will be expensive
If these are in bad condition I would be looking for a substantial discount
1. kitchen
2. bathroom
3. windows and door
4. central heating
Next, things that can be changed cheaply, i.e. all the "house doctor" stuff, its actually an advantage if somewhere needs these things as you can discount the price far more than the cost of doing the jobs.
1. painting and decorating
2. carpets
3. gardening required
Other peoples stuff and where they put it is irrelevent to me as their belongings wont be their when/if I buy it, if its a mess its just a good excuse to knock the price down. As long as my furniture etc. will fit thats fine.0 -
The house doctor stuff works because a lot of people (not yourself) have little imagination, as to how stuff will fit. An untidy house can make it seem smaller, a lot of people dont want to have to redecorate as soon as they move in.
Some people like to buy in to a lifestyle.
I can see past all that stuff too, but if your keen to sell you should try and make the house as appealing as possible.Pawpurrs x0 -

Yes, I agree. My last post was with my "buyer" hat on. If I was a seller, having your house clean, tidy, smelling nice, garden weeded are absolutely neccessary, as a "seller" I could never understand people not doing this as it costs nothing or very little and like you say it doesn't matter if your buyer has no imagination and are impressed with your plug in air freshener, as long as they buy.:D0
