I said that this offer was our best one and only relates to that house and would be in place for another few weeks.
So the upshot is he has gone away to think about it.

Wait & see! I suspect he'll be back after the weekend in a better frame of mind, but you can expect further bargaining from him. I can't advise whether you should stick exactly to your offer because negotiation is very 'hands on,' but sometimes giving just a little bit can make the other party feel they have saved face. Even hardened bargainers like builders are human underneath it all. I bet he has more than a few bills to pay too!0 -

Hiya well I kind of think I did that a little by us agreeing to drop another 5k, in terms of LTV and repayments I would be prepared to look at another 1 or 2k but that would be my absolute max.
His house was valued last year (from the plans) apparently and having checked the sold prices the highest price paid was 250k for a similar house in April last year, so his asking price of 290k is high imho.
I am simply not prepared to pay more than 250 as I think we would be paying over the odds and cannot take much less than offerred.
I think your right time will tell, he did say in our conversation "I wanted to get the full price" my response was "so did I". As you say we will see, I don't know wether it was just a bluff but he did say that he would leave them empty, rather than take such a cut. Maybe he will come back I am not too sure.

(Hastily looks it up!) I can see how the principle of keeping things simple would relate to something like my UFO sighting. Just wondered with so many offers whether each one went down?
I had two viewings on mine this morning, but the EA did them, so no idea how they went.
The big advert went in today, but no more viewings booked in from that, am hoping for some over the weekend.

Yes, each offer was less than the one before, but when they reached a certain level, I removed part of the land that goes with the house. It still has a very good garden, but the piece I've retained, which has been physically separate since 2004, has particular value to some adjoining neighbours with very small plots. I need to keep the land for storage in the short term, but ultimately, I'll probably sell it on.
I hope the big advert helps you achieve some more viewings. What is your Plan B? Ours was to hang on till November, pull the property from the market, redecorate the two main rooms, then re-launch in February. We booked a holiday for early November, and we're still taking it!0 -

I have an annoying memory. I recall useless things such as the nominalism / realism debate, the number of my now-expired passport, and how many MPs there were in the 1997 House of Commons.
I don't remember things such as buying more milk and where I put my keys....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -
Well no phone calls yesterday, so the advert hasnt brought any one in yet?! Still hoping!
Had two viewings on friday, have heard that it wasnt for one of them, not had feedback for the other one, but not holding out much hope, as I think I would have heard by now, if they loved it.
So another weekend goes by..............

Well further to my last posts we had a 2nd viewing yesterday on our house from a couple that were elderly and they initially thought our house was too "technical and modern for their taste".
Fortunately we dont need to sell to move so are not in a chain where the other property they like IS more likely to end up in a chain. They have also sold their property so I'm hoping that they buy ours and there's no one else to get involved...
