    How long have you being trying to sell? Have you got the price pitched well?
    Have you had many viewings? Tell us a bit more.

    Got another offer on monday, also for the asking price. I think the EA expected us to pit them against each other to get a higher price, but we're more than happy with the asking price offer from the 1st couple and we don't want to rock the boat in this climate. Let's hope this time it goes all the way.

    Where abouts is the one you want?
    Dont know your area, the best thing you can do is act as if you were looking in that price range how does yours compare with others, in the same price range? Make sure it is lower than the competition, to get people through the door.

    the one we want is on the coast, not near me. i think i have to sensible and not go mental for that one. we could get ourselves in financial problems if we let emotional rule the decision, so i need to be careful

    The south coast is nice, well some parts, anyway, different to London.

    Unfortunately yes, house has been on the market about a year. We put it on just before things got bad. Started at 290k and dropped to 269k, 245k and finally 225k. Had an offer when it was on for 290k but the chain collapsed twice and our then buyers decided to take their house off the market. Had a couple of viewings when we dropped our price, then loads when we dropped to 225k. No chain this time just hope it works out, I've no doubts about our buyers but the bank could throw a spanner in the works given the current climate.
  • I have worked as an Estate Agent for a number of years and in my opinion prices are set to correct to about 2006 levels.
    Sellers in general do (understandably) not want to face up to falling prices and in my opinion are not being realistic about asking prices.
    Builders in my area are reducing by up to 40K on 3-4 bed detached properties and offering packages of incentives so we are losing a lot of traditional business to them.

    Think they are allready at 2006 Willy, or at least those that are selling are! In most areas!
