ive looked for rentals on right move and they nearly all say, no pets, plus i resent letting agent fees and the likelihood that the deposit may not be returned to me by the landlord being sneaky. but in any case, the redemption penalties for the oh so clever 10 year fixed rate that i took out, would mean im paying them about 7k just to end the mortgage, so i thought i would just keep it and pocket the cash, whats left of it
Ive been renting for years in east Kent and every property ive been in says no pets but all have allowed my cats.
The kent market is a bit behind everywhere else at the moment, most vendors are still in denial and it is completely stagnated, I talked to an agent the other day who said they haven't sold a thing in a month and that they are trying to get vendor's to reduce prices but they all seem to be adamant that prices will go back up.Making money online in 2009 to date earnt:

Well, not heard from the builder and had a good old think. despite innitial interest, not had any for a few weeks.
Spent a while doing research looking at sold and asking prices this is getting more time consuning as a number of EA's have stopped using rightmove.
Spoke to my EA today, he agreed things have really slowed down for me and others, he said that he did think my house is priced competitively but there are so many repo's coming onto the market this will soon change (if not already).
So I have decided to cut the price by 10%, he thinks this should spark some interest. Hopefully I will be cleaning and hiding stuff again soon.

Kent and East Sussex dont seem to be coming down, but those selling are taking a drop. In fact looking at sold prices those just available to see, on netprices all show a increase on last year in the areas I have looked out. Must be stubborn in Kent and East Sussex!Pawpurrs x0

I got back to him and said we would collectively take that drop if he knocked 40k off the asking price. He said he wanted the asking price0-would rather leave it empty and wait all of that. I said this was really the only offer I was going to make and we left it that he would get back to me.
I have done a bit more research and the highest sold price on that street for a detatched was in 2006 at 250k (what I have offerred), in the general post code are over the last 2 years the average price is 235k. So I think my offer is more than fair.
I just thought I would be better knocking 10k off this price and seeing if I can sell, more money in my pocket.
Not sure if the builder will come back, and there are other houses I am interested in that are not so expensive, so it is wait and see I suppose.

OHs interview went well he said but they are still interviewing so he will find out in about 7 - 10 days. he has another interview next week and has applied for loads of positions so heres hoping. hope you find something you like better mish it sounds to me like the builder was trying to pull a fast one everyone is so desperate to sell he must be mad to want to hang on to it and wait for the price to drop further?

hi jenner we will be putting ours on the market next month live in nrw eltham so fed up with south london have been looking at east and west sussex.we are all guilty of racking up debt so dont feel bad.the hardest thing for people to take is their houses are not worth what they thought they were so it takes a long time to sink in for some but watching this slow market should shake people up.we have a 4 bed detached and there is not a lot of those at the moment so are keeping our fingers crossed as one has sold within 4 months in our road although it was 2 bed newish property ours is 1945 any how just wait and see.Before you point fingers,make sure your hands are clean !;)0

Mish, the builder needs to see that you will walk away before he drops; he's negotiated before and knows how to play it. You should walk too, if the deal isn't right. Sounds like he'll be selling for some time yet anyway. I'm amazed that some agents have dropped Rightmove; I'd drop them if they were mine!
Pawpurrs, working it out, you've had a pretty good batting average of viewers - at least 1.5 per week - so that must mean that you're competitively priced. I know you've been bitterly disappointed, but I think 6 months to sell is probably about average in this market because you have to attract someone proceedable, not just a person who loves the place. And if 6 months is average, that means there will be people like me who take a year to sell, as well as those who do it in a month.0 -

Yes I have had a good lot of viewers, and I guess this is down to
1) Price and
2) Charm of the place.
Apart from two they have all been procedable.
I have reduced to the minimum I am prepared to accept, so need now to achieve full asking, I am a bit nervous about that, as people allways want to offer, and think perhaps I was a bit hasty to reduce that much, if I had kept it that little higher then perhaps I may have achieved more and it would leave room for negotiation?
The editorial didnt appear to bring in any viewers, so that was rarther disapointing.
Think RM seems to bring them in instead.:rolleyes:

Hi all
Well we heard back from our EA at the weekend re the cash buyer that said we were at the top of their list and are very interested - they were saying this for 3 weeks! Anyway, got a call from the EA on Sunday to say they have now decided to wait until after Christmas to see what the prices do!!! GREAT!!! Thought we had found our buyer, its so annoying that they keep you hanging on for 3 weeks giving you all the right signals then decide to wait!! :mad:
Spoke to the EA and have dropped our price AGAIN to the lowest we can drop to now, last year we was on at 249,999 recieved an offer from first viewer for 245,000 but didnt take it as was heavily pregnant with my son and they were in a rush and we hadnt found anywhere - am kicking myself now.
Anyway after dropping to 235,000 then 217,000 we have now dropped to 199,995 :eek: , we bought our house 4 years ago for 228,000 :eek: so we are losing whatever happens now.
We need to sell tho and i have my heart set on another property, i am expecting again and am nearly 6 months gone so want a buyer asap.
Had a viewer yesterday who was a Dr and was very keen and said they loved the place, he asked if there was any budging in the price - i explained that we are losing already from what we bought it for plus the work we have done to it and he said he aleady knew as he checked out what we paid for it on Rightmove!! I asked what price he was thinking of to which he consulted his wife who spoke very little English and he then said 175,000!!! :mad:
I said there was no way that i would go this low (cheeky gits) as the house we want to buy is 250,000 they said that if i would accept 175,000 they would do the deal now!! I thought yeah im sure alot of people would bite my arm off for that deal too but there is no way!
I said to him the lowest would probably be 190,000 and he said he would go away and think about it and let the EA know.... even 190,000 seems too low to me
We have another viewer on Saturday which hopefully will go well and im hoping we get some more viewers booked in too seeing as we have dropped the price.
