Do your own research, see how yours compares to asking prices in your area and undercut them, another 30k seems like a lot, how does that compare with what else is on.
Flats do seem to be being hit the hardest as theres not so many buyers for them now, as people are older and need bigger places, coupled with not many people BTL ing.
What part of the South Coast are you looking at, I used to be an agent on the south coast?

jenner being fair 240 was over the top for a flat .i know its beckenham but for 30 grand more you could buy a small tterrace for that.180 would probably get you viewings and if you really want to move like me you will have to do that.we are looking on the south coast and yes some properties have not dropped but they are the ones that have been on the market for nearly a year so im sure they are open to offers if they want to sell.
Before you point fingers, make sure your hands are clean !;)

Kent coast then. Dont worry about that Jenner, just concentrate on getting yours sold, then you will be in a postion to negotiate, they may not have reduced but if they are not selling they may be open to offers. Get yours sold and I am sure that something will come up in Broadstairs that will be achievable.

thanks pawpurrs, its my own bluddy fault for building up so much debt and for not investing in a pension. if those two things were not issues, the price wouldnt be such an issue for me to sell low. i could kick myself. when i first bought, i had a mortgage for 52k, its now 72k, plus hefty penalties for early repayment, meaning that i cant sell and rent (n ot that i could anyway with pets), plus on top of that i have another 25k ish of debt. idiot

I think you really need to reduce the price then and sell sooner rarther than later.
Plenty of places in the country will take pets, much easier than London, I have somewhere lined up that will take me and the dog and cat, and its a lovely place too.
Do your research and undercut comparable properties and hopefully that will generate some viewings for you, I cant say whether that would need to be the full 30k or not.

ive looked for rentals on right move and they nearly all say, no pets, plus i resent letting agent fees and the likelihood that the deposit may not be returned to me by the landlord being sneaky. but in any case, the redemption penalties for the oh so clever 10 year fixed rate that i took out, would mean im paying them about 7k just to end the mortgage, so i thought i would just keep it and pocket the cash, whats left of it
