    Multi Agency means you can go on with as many agents as you wish, but the fee is a lot higher. Winner takes all, but all agents will incur fees advertising your property.
    Joint sole can be a better option, this means you go on with two agents, and they agree a split of the fee between them, for example 60/40 with the agent that secures the sale getting the higher %. The fees for this are normally lower than multi agency.

  • thanks pawpurrs the joint sole sounds better it might also spark up a bit of competition if both agents want to make the sale you never know. i was only planning on putting it on with two agents anyway the one we are with and one other

  • we have been trying to work finances out today and it might not be a bad thing if we dont sell till 2009. OH was made redundant after 9yrs and is appliying left right and centre for jobs has two interviews lined up for next week so fingers crossed. we have been saving a deposit for house and also he has redundancy money so if he can manage to get a job quite quick and not need to live off savings it means we can get joint mortgage and have a deposit which will put us in a strong position we could then drop our price and still afford to buy. if not im worried that with the way things are at the min we wont be offered enough of a mortgage on my wage alone to allow us to move on. bl**dy credit crunch.

    If I were in your position I'd not be in too much of a rush. For a start, if you're moving up, the larger houses should be dropping more in cash terms than yours.

    Secondly, it would be good to be sure that your OH has a job and that you can manage the new mortgage comfortably. Nobody knows what the New Year is likely to bring, other than some level of hardship for many, so knowing more about that would be useful too.
  • yeah thanks davesnave its just so annoying if we get a sale now after a year and have too turn it down. we are both really carefull with money tighta**es you could call us lol but with the mortgage we were offered last year when we were ssc and had an offer accepted on house we wanted we had a really good rate. i sat down and did a budget calculator including every outgoing right down to money for magazines and treats and money for hols bdays xmas etc for the whole year and then worked it out monthly and allowed a bit extra incase of interest rises etc. once this was all done we were able to manage on my wage ( redundancys had already been mentioned so we were being cautious)with the option of cutting back on nights out hols and treats if need be. but now im not sure they would give us enough on my wage because there arent many good deals around. we dont want to sacrifice our current lifestyle although its not exactly extravagant just so we can move that would be silly.

    No, but I don't think you should necessarily expect to get the cost of the new kitchen back - black and white isn't to everyone's taste.

  • Just called the EA to see if there has been any more interest in ours and said that i was really disapointed in the cash buyers that we had interested last week as really had my hopes up as they said we were at the top of their list but had one more to view, apparently the buyer sent an email to the EA over the weekend to say she is no longer interested - BUT have just spoken to the EA i deal with and the other EA had got mixed up the email was from someone else - not the cash buyers!!! So we might still have a chance :j the EA has got to call her today (as planned with her) for the outcome.
