    You have my sympathies, its not easy when you have decided you want to move on.
    EA says its gone dead this week.

    We've heard nothing from our last viewing either and she wanted to come back with her DH. I don't get my hopes up at all now. Not heard anything from EA's this week either. Price wise we are now in with 2 bed new builds/flats and 1 bed flats if you put our postcode into RM, we are a 3 bed 3 reception:(.
  • pawpurrs iv had a couple of viewings like this one really positive they were planning drinking a glass of wine in garden in summer asking about the country walks ( we live in a small rural village and are surrounded on all sides by countryside loads of beautiful walks literally 2min from front door ) and planning route to work etc. i was really excited but then heard nothing except that they were viewing lots of properties nail bitting for 4 days till EA rang and said they loved house and location but had decided it was too far from where they worked. i was crushed really thought we had sold that time.
    i suppose people have so much choice these days they can be really positive about 3 or 4 houses they view. good luck anyway

    Speaking as a potential FTB (I say potential as I may put it on hold), the problem is I don't compare your house price to what else is available, I compare it to what a similar house went for recently, and then want a big discount of that price.

    I arrive to a viewing with a list of what houses on the same street went for over the last few years. I then try and find one that is comparable and base the amount I'm willing to offer on that.

    Part of the trouble is the initial valuations EA's give to vendors. I went to see one house that went on the market early this year. An almost identical house 2 doors down went for £300k mid 07. They had started it at £340k! The seller then has that number stuck in their head and has to reduce by £40k just to get back to where the top of the market was, let alone offer any discount!

    Sounds like youe ex is a bit of a pain in the butt! Hope you get it sorted soon!

    goodluck everyone , mine completed today, i have had a few restless nights as the buyer had been faffing around on lots of silly things but i put my foot down last week and insisted exchange and completion was by today and it has all gone through. money is in my account and rapidly spread over a few accounts for safety.

    thank goodness as december the interest payments would have gone up from 4.25% to 6.99% which would have crippled me as i am renting now.

    my fingers are crossed for everyone selling. ( oh and i took a hit on the selling price by 12% which doesnt seem that bad now)
    what is the plural of moose?

    Well they have offered on another property that couldnt be less like mine if it tried. But its a lot more money 75k.

    Still never mind. No more viewings booked in and the EA says its gone very quiet.

    I'm having a crap time of it at the moment too, have been on since Feb but changed agents a couple of weeks ago and in that time have had 3 viewers, 1st viewer loved it and said she would be in touch with the EA straight away, which she was and told him she had to do some number crunching, she even spoke to their MA, i really got my hopes up - she then decided she wanted to wait until Feb to buy!!
    2nd viewer - cash buyers, older couple, looking to invest in property for their grandchildrens future, loved the place, have been speaking to our EA all week, told the EA yesterday that they had one more to view last night but we were at the top of their list so far!! EA called today and said they had emailed him to say no longer interested in our property - i am absolutely gutted to say the least, i have had my hopes up all week thinking this is it, doesnt help that i have found the perfect home for us and i cant put an offer in until i have sold mine!!
    3rd viewing - couple loved the place but garden is a bit on the small side!

    Ah well, lets hope we have some more viewings soon.

  • spoken to our EA today and asked about new valuation once drive is done and if price was too high now .they told me no point lowering price as we are very competively priced and about the lowest price for our type of house in the area the problem is that we are aiming at 1st time buyers because of type of house and there just isnt that many about either they cant get mortgage or they dont want too at min and would rather rent. didnt cheer me up much but i suppose we cant do much about buyer confidence.

    Come on its friday night and we all need cheering up,
    Four friends who hadn't seen each other in thirty years
    are reunited at a party.
    after several drinks, one of the men had to use the rest room.
    those who remained talked about their kids.


    the first guy said, 'my son is my pride and joy. he got
    a good catholic education and then started working at a successful
    company at the bottom of the barrel. he studied economics and business
    administration and soon began to climb the corporate ladder and now he's
    the president of the company. he became so rich that he gave his best
    friend a top of the line mercedes for his birthday.'

    the second guy said, 'darn, that's terrific! my son is my pride and joy.
    he also got a good catholic education and he started working for a big
    airline, then went to flight school to become a pilot.
    eventually he became a partner in the company, where he owns the majority of
    its assets. he's so rich that he gave his best friend a brand new jet for his
    birthday.'

    the third man said: 'well, that's terrific! my son attended a good
    catholic school, studied in the best universities and became engineer. then
    he started his own construction company and is now a multimillionaire. he
    also gave away something very nice and expensive to his best friend for his
    birthday: a 30,000 square foot mansion.'

    the three friends congratulated each other just as the fourth returned from
    the restroom and asked: 'what are all the congratulations for?'


    one of the three said: 'we were talking about the pride we feel for
    the successes of our sons. ...what about your son?'


    the fourth man replied: 'my son went to a state school, is gay and makes
    a living dancing as a stripper at a nightclub.
    the three friends said: 'what a shame.....what a disappointment.'
    the fourth man replied: 'no, i'm not ashamed. he's my son and i love him.
    and he hasn't done too bad either. his birthday was two weeks ago, and he
    received a beautiful 30,000 square foot mansion, a brand new jet and a top of the line mercedes from his three boyfriends.'

    iv decided im not going to worry any more just continue living here happily and if we sell its a bonus. what do they say if you stop thinking about something thats when it happens ( or is that just my mam talking ) lol
