Phew, taken me since last night but I have finally read through the entire thread!

No idea why as I neither have a property to sell or want to buy one but I just sort of got caught up in the whole thing and wanted to see the outcomes for those who contributed to the thread.

    Fingers crossed for you pawpurrs...
We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

Nice to see you over on this side, Sue. This is the practical, 'hands dirty' stuff, compared with the more theoretical posts on the House Prices etc. board, some of which has become rather childish & lately.

You deserve a medal for reading it all.....1400 posts, and counting!

Lol Dave....I quite often lurk in other sections of the site.

After DFW, this was the second board I read and then one day I accidently pressed the wrong button and ended up in the House price, recession and economy board (although it wasn't called that then!), scared the booger out of me at first but then found it quite homely :rotfl:

I then just got stuck there for a time but have found myself adventuring out once more into different sections of the site whilst everyone is going on about sock puppets and the like over there.:D

    Hey there everyone.

Unforts we have had our flat on the market for 6 months now and very very dispondent! in the first 5 months, we had 3 viewings and in the last month 2 more with one 2nd viewing. No offers I am afraid and a 20K drop in asking price on a one bed flat!!!! I now refuse to drop our price anymore as we are on the cusp of neg equity and already very competitively priced.

what annoys us most is our EA doesnt seem to do anything!!! all the phone calls I have had to put in to get them to do anything!! It took 6 weeks to get a FOR SALE sign.....2 weeks for the property to go up on RM site and then a furhter 4 weeks before they put a printout up in their store!

They all seem to ignore phone calls, fail to give me any viewing feedback dont seem to actively market the property...dont they understand....if it doesnt sale, they dont get any money!?!?!?

I shall be paying just under 2.5 % commision to them on sale and for what!?!?! the problem is...we cant go with anyone else as they all seem to be just as bad and from 8 EA's in our area, 6 have closed!!! and the otehr EA has a lot of bad feedback too!!!

We dont understand - our flat is immaculate, very homely and in a great location, but a lot of viewers are gettign greedy thinking that they can get 2 bedroom semi detached houses for the same price...no one seems to be bothered by a prime safe location anymore!?!

    needing some confort.....
oh and to top it all - i start a new job an hour away next month and will be staying with my wifes family, whilst she stays in our flat for work reasons!NOT IDEAL!!!
    siiigh....rant over.....

Not sure what to say to you wildcards, except we were on the market 16 months, with a perfectly saleable house in a very good location. Even with buyers and a number of others keen, but in no position to offer, we were just stuck in limbo. It happens. Eventually, you get there, probably taking some financial pain, because everyone else is doing that too. If the prospect of coming off the market seems worse, then you just keep on.

You shouldn't have to endure incompetent agents, though. Could you use someone out of your area a little bit? In the Internet age there are companies out there who do national sales, albeit on larger properties, but you get the idea. The problem is knowing who's good, which takes much research, and at a distance you may need to do the viewings. We shared ours about 50:50, but we had no issues with either of our agents, one of which folded, despite trying hard in their battle to survive.
  • hi pawpurrs, davesnave and the rest of the gang,

i've been out of this thread for a while, but just logged in to see how everyone is doing.

i'm am well and trully fed up with this whole house selling business now... i thought i had found a solution about 6 weeks ago; we looked into renting out our property in leicestershire and getting a 2nd mortgage to buy the one in sevenoaks. Had mortgage advisor round and everything, after a week we had mortgages approved in principle so we was good to go, we did a 2nd viewing on the property i've been waiting 9 months for, and then put in a calculated offer at 250k (was originally on at 325k).... and it was accepted!!!! the elderly couple liked us soooooooo much that they went a little lower than they had planned and also managed to knock a bit of it against the property they wanted, I was jumping for joy, mortgage advisor came round with papers for us to sign, which is when it all fell apart........... she had input the wrong figures when doing the application in principle....... I couldnt' believe it........ we had to pull out of our offer, but, as the low offer had been accepted, we quickly re-evaluated everything and dropped our asking price by 15k, a now total 55k reduction, but we were too late. The elderley couple had now had time to review their own position and dropped their asking price. They have now accepted an equal offer from someone else as they need to move, completely understand their position but am so so so gutted........

Sorry to hear that Lisa, what a bummer! :o
You are still trying to sell at the moment then, any interest? I cant believe you are still trying as well.
Am looking and applying for jobs in the Caribbean at the moment, and hoping that tomorrow may bring me some good news, a reasonable offer perhaps?
The couple did seem to be keen, but who knows
Knowing my luck the mother who came with them on the second viewing will have put them off.
    Pawpurrs x ;)
