Been with EA since the beginning, a year now. Solicitors - we have had no offers on the flat......I wish! We have paid some money for them to do their searches etc which they have done, and we have paid for a HiP, which probably runs out now as aren't they only valid for a year? That's annoying, will have to pay for another one. How long are searches etc valid for? Hope we don't have to pay again for these things, never thought in a million years we wouldn't have sold in a year.

Maybe we will get a different government in the near future and hopefully they will get rid of the HIP - that would be nice!
I doubt that you will owe anything to the Solicitor, but check your contract with them and then speak to them to double check. The same with the EA: you should be fine, but check. Keep on good terms with them - saying that it just isn't practical for you to sell in the current market and you will come back to them when things are right again. Assuming you decide to stick it out where you are (and don't need to move for any other reason etc?)

We are fine where we are, just obviously after being in a one bed flat for 9 years with no garden, we do desperately want something bigger at some point...but we know we have to sit it out. Ok fair enough, BUT I think that the estate agent should ensure that viewers are SERIOUS (i.e. not after a Saturday afternoon looking other people's houses for decorating ideas).

In reality this can be very difficult for the EA to do and more so for the poorer agents.
Either because these timewasters will lie and give the right answers to the questions but I find the more experienced agent will see though this. Or increasingly more agents, keen to show they are getting interest, will arrange a viwing without qualifying those that want to view.
In both cases some potential viewers will get quite aggressive if they think the questions are being too intrusive. Usually the ones who have something to hide but even those who can afford in a good position can resent being quizzed.A retired senior partner, in own agency, with 40 years experience in property sales & new build. My viewer spent ages here.......raving about the house and then went back to the agent to say the celings were too low......
Not heard a peep from the new agent, not even the details through, and the old agent although disinstructed still has it up on RM :mad:

I think that it would be worth your while to do that.... Check your contract with your Estate Agent: most have a minimum term that you have to stay with them (normally about 12 weeks), but after that you can pull your property off the market with no penalty (normally!).

We have been tied in to a very long and very unproductive 6 month contract with our E/A .Been wanting to ditch them for months but would have had to pay a fee so we waited it out as we didin't think they deserved any money as they have done very little to sell our house.
We finaly reached the end this week and with great relief told them we wouldn't be continuing to sell with them but to our dismay, they say we have to give 21 days written notice before we can leave.
I said 'so should we have written notice 21 days before the contract ended' but they said 'no if you had done that you would have been charged the withdrawal fee' !!!!
So in fact we are tied to them for almost 7 months.
This seems really unfair to me and I don't think the contract states this or if it does it is very unclear but I'm not sure what our rights are so guess we're stuck with them doing nothing for another 3 weeks.0 -

As an agent it is normal to have the very excited vendor call 9.30 a.m. the morning after the viewing. They say "have you heard the viewers seemed to love my place".
24 hours later, not having heard a thing, after trying to call the viewers on work, home, mobile numbers and sending an email, as an agent, you know the viewers are not interested. Sometimes the seller can't believe it and asks to us keep trying, which we do, even a note posted to the viewer to contact us urgently. But nothing.
So our policy is when we make contact to tell the viewers unless they give feedback we are not prepared to arrange future viewings. May sound a bit harsh but I believe in courtesy for the seller as well as our office.
So be warned those who view and DON'T give feedback as you could be chased and banned for life from that EA. That's so annoying Pawpurs I know what you mean, we've had a couple of viewers do the same, they came in saying how the rooms are really much bigger than expected then told the E/A they wern't happy that the rooms were smaller than the brochure pictures !!!0 -
