    Good luch Pawpurrs. We have a viewing tomorrow, they booked it on Monday so hoping they turn up!

    Had our viewing, OH did it as he likes to point everything out and can talk to people very easily, but while they were talking found out they havent even got their house on the market yet! Been trying to get through to EA for the last hour, there is either no reply or its engaged. Bit fed up that they let people come round who are nowhere near ready to move.

    Speak to your agent, say that you ONLY want people who "at the VERY least" have their property on the market viewing your property - anything else is a waste of everyone's time and effort... :(

    I make sure I am around, sometimes I went out, but I was at home once with a viewing and the EA hardly said a word or pointed anything out! So I make sure I am there, giving the potential buyer all the pertinent information.

    Thanks. To be honest the estate agent has never accompanied any viewings (although there has only been two since its been on the market in Oct lol). Finally got through to them and told them we dont want any 'timewasters' or people just coming to look as they have nothing better to do, as trying to juggle the 6 kids and keep the house tidy is no mean feat! Also our contract is up soon so we told them we are going to go multi-agency (which up here seems to be a nasty word lol) and they said they will have to discuss with the new EA about fees etc! Its so different to where we came from! Somehow they want to share the fees between them. Not too sure of all the details as the manager wasnt in so will discuss it more fully with her next week
  • i hate timewasters. im itching to go and view stuff but we wont until we have a buyer because i dont think its fair to build the sellers hopes up because even if we love the place and want it we cant proceed. so it really annoys me when people do it to us. we had 1 young couple who didnt even know if they could get a mortgage and werent wanting to buy for another 6 mnths what was the point of viewing. i do all my viewings myself (OH has done 1 i dont trust him lol) before our sale fell through we viewed with one agent who stood in the kitchen of the house talking on his mobile obviously to a friend and just let us wander around i was glad we werent on the market with them. does anyone know where the market is at at the min i keep hearing that things are looking better but its so hard to tell does anyone think there getting more viewings than in the autumn.

    Well fingers crossed we have sold our house and had an offer accepted on another and it all looks pretty good. Our buyers have nothing to sell and a mortgage in prinicple their mortgage surveyor in coming round on Monday and the buyer is very keen to get in as quick as possible apparently. The lady we are buying from has now bought another in the next village and also wants to be out asap so its all looking good. Also despite only having the offer accepted just over a week ago we have the surveyors report back today from our mortgage company! All good. So heres hoping.

    We've been on the market a long time and really wern't expecting to sell so I think things are improving somewhat, defo more sold signs around here although admittedly some will fall through.

    Also with regards to viewing before you've sold I would defo do this, its not timewasting as when you sell you may want to move quickly. We actually viewed the house we bought 6 months ago when it came on the market. The sellers knew our position when we went to view but we really liked it and went back for a second viewing and then put in an offer once we had a sale agreed on ours. I don't think its time wasting if you are on the market as unless you look you dont know whats out there and when you do sell if you've seen nothing then your not in a great position time wise unless of course you are selling to rent which I gues a few people are at the minute.

    Viewer due to arrive in under an hour, not holding much hope for this one...... So prob means they will end up being *the* ones! :rolleyes:
    Hope some of us have had offers this weekend.

    I think the words 'on the market' are the important ones. None of us minds showing people around who are demonstrating some level of commitment. Like you, we sold to someone who viewed six months prior to exchanging contracts.

    I am so annoyed, the people booked to view our house at 2.30pm today did not turn up!

    They havent sold their house yet, so they probably forgotten. If it were up to me, I'd the the EA not to arrange viewings unless the people are preceedable. My husband thinks we should still let them, as others here have said, they may come back when they have sold theirs.

    I spent Friday and Yesterday cleaning (and then keeping it clean, not easy with a 3 and 6 year old). Not that our house is dirty, far from it, but I make an extra effort for viewers.

    I think what is really getting to me is 1) 2 more houses have come onto the market on our street this week and one of those, though £16k more than ours, has a rear extention and is IMMACULATE. and 2) I can see my dream home getting further and further away from me. :-(

    It just feels like it's never going to happen.
    I love giving home made gifts, which one of my children would you like? :D :A :D
