    Thanks Maggie, hopefully we should hear tomorrow. Think they *may* offer less than he is paid at the moment.
    Any one else fed up with all this *doom and Gloom* re this blinking Credit Crunch, you cant seem to escape it at the moment.
    Lovely that its brightened up a lot.

  • hi im fed up of it too pawpurrs i sometimes think if everyone stopped stressing over it things would get back to normal far more quickly it seems like every time you pick up a paper or turn on TV some pundit is declaring how terrible everything is. we had a viewing this week 1st one since before xmas but they think its too small its so depresing because im prepared to do anything to get a sale but i cant magically make it bigger. oh well read in local paper that things in our county are looking up apparently a massive increase in sales this month compared with nov/dec and double the amount of 1st time buyers so heres hoping.

    Any News on the house/job front, Pawpurrs?

    We've got someone coming to view ours on sunnday, but they haven't sold theirs yet.

    Now a question for you all:

    Our house is on the market for £158,950. It is the cheapest one on our estate. (Same style anyway). We have seen a house that we like (I love it!) it is on for £205k. It only came onto the market last week, and I feel might go quickly as it is a character house.

    Should we drop our price, to say £156k? The very least we need to enable us to buy the next house is £150k. (Our budget is £200k MAX). So I want to leave some room for negotiation.

    The last house like ours to sell on the estate went for £165k in November.

    There is a couple on for £165k
    another for £175k
    another for £170k
    and a couple more for £164,950

    So we are still the lowest on the estate, which is sought after and within walking distance to a good school.

    Any thoughts? I have posted on here rather than start a new thread so that I don't get a load of doom and gloomers having a go. Hope that's ok.
    I love giving home made gifts, which one of my children would you like? :D :A :D

    Dropping the price would generate more interest, people always tend to look at reductions before anything else. Its so difficult to know what to do! Good luck!

    I'd almost be tempted to price at £154,995, so that you're a nice round £10k cheaper than everyone else. You can still then negotiate £5k off to get your minimum. Since one sold recently for a bit more, that's a good point to bring up at negotiations when you get chancers offering low.

    It's also all about the Rightmove listing - make sure your EA changes the short description that shows up on the search results page to say "PRICE REDUCED!" or "PRICED TO SELL!" or similar (I prefer the latter as it makes you sound serious about selling without sounding desperate). It needs to stand out from the rest on the results page.

    I saw one house that said "PRICE REDUCED FOR FOUR WEEKS ONLY!!!!" - bit random - wonder whether that one will work... :rolleyes:

    I have a viewing Monday afternoon, at least I have some notice, last time I got 2 hours notice to tidy up.

    Its a BTL'r, still don't know why anyone wants to come round as we are around £18k overpriced but can't do anything about it, but shall tidy up, and see what happens. :D

    DH did not get the job, and still no luck on the house sale, no viewings at all.
    Getting another agent out to have a look, as fed up of not really having any viewings this year!!!!!!!:mad:
    Really fed up!
    Not sure if such a small price reduction will make any difference hun? But got to be worth a shot.
