  • The two viewings went well.

Had feedback from one - really liked the house but have put in an offer on a bigger property.

Haven't had feedback from the other one yet. We're keeping our fingers crossed.

Good luck to everyone and thanks for the supportive messages

I had my house on the market for eight months, sadly not one viewer. Reduced and reduced the price until it was impossible to go any lower but not even a pigeon came to look. I therefore rented it and moved into rented accommodation myself because I loathed the house from the first day I moved in.

Claremac we wanted to go multi agency in the first place, as down where we were before it was fairly common (with the same sort of guidelines you said - winners take all) but here they really dont like doing it, some were talking about arranging who would get what when the property sold  . But I think the 2 I was talking about earlier should do it the way Im used to as they are nationwide companies, so will wait for our contract to end in a few weeks then go multi agency
  • Another viewing booked in for Wednesday, another cash buyer. Here's hoping.

At least there's not too much tidying to do, just a few empty wine bottles to take to the recycling centre.

  • We're due to move on Friday. House on the market 1st April 08 (not an auspicious day!) for an ambitious £220,000, maybe 6 viewings before dropping the price to £199,000 a couple of months later. Accepted an offer of £193,000 from FTBs using Catalyst on 31st July.

Our purchase went on the market in April for £395,000 (clearly overpriced and in needs of lots of TLC), but was taken off the market just after our second viewing before we had put an offer in. Came back on market at £365,000 (which is what the current owners paid in 2006) in August with a lick of paint and new carpets. Had an offer of £338,000 accepted in August, provided we were prepared to wait for the shorthold tenants to move out in February, so the price was agreed nice and low with Feb in mind.

Catalyst have been unbelievably slow and uncommunicative at every single step of the way. I can't quite believe we ever made it through to exchange, and now completion is due on Friday. Good luck to all of you, and steer clear of Catalyst if you can :(

Just accepted an offer on my house today...originally up for £189,995 in October 08, accepted £160,000 from a guy who wishes to rent it out. I have even asked to rent it back off him which he has initially agreed to. We are looking at buying a bigger property but don't know whether to start looking now or wait another 12 months or so.

We are also under offer (looking to buy a bigger place). We are renting for at least 6 months (possibly 12+ months).

I don't want to rush buying and I want to be chain free when we do buy. Ok, I am gambling that house prices wont suddenly rise back through the roof: it is very unlikely that they will, but there is always that gamble...

It is a very personal decision.

Good luck, whatever you decide. :)

A viewing ia always worth the effort (especially a cash buyer...).

Ok, so our buyers won't go up that little bit, so I think we're going to accept £225k. Bought it in mid 2004 for £200k, so does that sound like a realistic price in today's market...? Originally on at £289 last summer.

I'm going to call the EA in a minute. Just putting off opening the proverbial can of worms...!

Pawpurrs, how annoying your viewing cancelled :(

Some are saying we are back to 2004 levels! In which case its not looking too bad!
