    :j Woohoo :j Had my first viewing today!!!! Im not holding my breath but at least we finally got someone through the front door to have a look! They seemed fairly interested and said they would like to make another appointment for their friend?! They asked what the neighbours were like too. But as I said, just pleased to finally have a viewing!

    Hi Marc, don't your details, the agent's website and the details on rightmove show/say that the bathroom is downstairs (at least on a floorplan if nowhere else)?

    If people are really against a downstairs bathroom, then it is odd that they still view your house... or is it one of those things that people "think they can get over", just to realise that they actually can't when they view the property?

    Another weekend rolling in and no viewings for me. DH has got a second interview though for the job he went for on Monday, so please all keep your fingers crossed for us tomorrow, this job is much more ideal than the last one, being local ish.:j

    And Mish you are welcome around here, glad to see there is quite a bit of movement for peeps, I really will be the last one standing!

    Our details say it's a downstairs bathroom but I sometimes wonder if people actually read the details. We don't have a floorplan, none of the houses at the estate agents around here have floorplans, do other people?

    I didn't even think a downstairs bathroom was an issue - it could be that when people give feedback it's the only thing they can think of as a negative.

    Around here virtually everything has a floorplan (at least everything I have looked at and I look at a LOT :D ). Floor plans are very important, because otherwise it is very difficult for most people to visualise the layout of a house without them. You can often tell, from a floorplan, whether their are certain things you don't like (like a downstairs bathroom) and it means that there are generally less wasted viewings (that could have been easily avoided).

    I am guessing that a lot of people don't like downstairs bathrooms (assuming it is the only bathroom) because of firstly having to go downstairs in the middle of the night if you need the loo and, secondly, running between the bedroom and the bathroom half naked (personally I have an en-suite requirement there). But I could be wrong... :o

    As you say, not a lot you can do about it.

    The lack of a floor plan (and clarity about where your bathroom is) might actually be a good thing for you: someone might see the house and fall in love with it enough to overlook their hang-up about downstairs bathrooms :).

    Keep pushing your estate agent for better feedback and good luck :)

    Hey guys,

    Next week is the big week (hopefully). We're shooting for completion on the 26th (Thursday). Which would be 5 weeks from going on the market and just over 3 weeks since accepting the offer.

    I've been unbelievably lucky given the market. But now I'm feeling really nervous. Firstly, we haven't exchanged yet as it's all been such a rush. Exchange will come early next week, possibly on completion day. Since we're staying in the flat as tenants I'm not bothered. Obviously it does mean nothing's certain yet.

    Secondly, I'm currently pulling money into my current account, ready to do the transfer to my solicitor of negative equity, solicitor fee and EA fee as soon as she advises the total. This little lot will total in the region of £12.5k (although it's not really costing this much since new owner is giving us six months rent free). This means almost clearing out my ISA, and borrowing a large chunk from OH (a debt to him that I'll clear in approx July). I am glad I'm selling, I'm excited about the future with OH, but I'm sad about losing my flat (only place I've owned alone) and probably more sad about seeing that cold hard cash in my account that'll disappear next week. It's all very confusing. :undecided

    Mine's worth £102,429 apparently, so no one tell my buyer that. Interestingly, the flat below mine (I'm top floor, the one below is first floor but otherwise identical) is worth £114,193. So, great system Zoopla. :rolleyes:

    I'd be quite pleased with them, if I thought they were any good. Even with totally accurate data, they valued mine at £25k less than I got for it last month.

    Still, you could do worse. When I was selling a property in 2006 half the size of the one I've just sold, one agent valued it at £18k less than the price I actually achieved. He could have been a costly mistake, but he had all the charm and grace of a warthog, so there was little real danger.

    15 viewings in one year, nearer to a sale now than ever before in that time. One estate agency I spoke to said they are "very busy with enquiries over the last two weeks", they even had one buyer gazumped (not nice but a hopeful sign to sellers).
