Hi everyone, just a quick update - sale of our house still seems ok - well, they've surveyed and had the survey clause removed from their offer, so should conclude missives in next week or 2 at the most then I'll feel safe. (Fickle finger of fate - I hope you're listening - I'm not taking anything for granted so you don't need to mess anything up)
It's all been a bit of a whirlwind but we went to see our 2 possible houses last Thursday - there really isn't a lot of choice at the moment around here. One was offers over 185K - nice house but would need redecorating and some ancient built-in wardrobes replaced. The other had just dropped from 198,500 to a fixed price of 175 - not such a nice area but ok and internally the house is immaculate. We liked both but decided on the more expensive one - as long as they'd drop the price. Next morning we'd both changed our minds & decided to go for the fixed 175 and put in an offer. That afternoon my lawyer phoned to say another offer of the fixed 175 had gone in so the sellers were changing it to a closing date of Tuesday - and the offer had to be "clean", ie with the survey clause removed.
So - we surveyed on Monday, offered 181,500 and got the house! Not so chuffed that we paid 6,500 more than we were going to - and that stamp duty now kicking in - but it's so worth it if everything works out properly now!!
Hope everyone else gets some breaks soon - Pawpurrs, hang in there - it's such an awful time for everyone. Sending good karma waves......0 -
Hi all
I am getting so fed up with this selling lark. We have had our house on the market since last July, have dropped £50k and although we have had the viewings, only one offer which was not a serious offer and no-one can give a definitive answer to why they dont want it. May be I am expecting too muchAny how we had a viewing booked for 7pm last night who finally turned up at 8.15pm so had to tell them to go away as my daughter was in bed and they have just arranged another one for tomorrow for between 4pm and 5pm.
I have tried to check what sort of prices these houses went for in 2005 but the trouble is there are only two like my house in our road and one of them is mine and the other one has not been on the market for about 40 years!
Oh what to do apart from keep plodding on
Thanks for listening to me rant any way. Have a good weekend everyone0 -
Nice to hear from you Mish, glad its all going through ok. Fingers crossed for you.
Scurr, Thanks for the words of support, Im sure it will all work out in the end. Exciting times for you, Congratulations, on the offer, hope it all goes through smoothly.
LJS Good luck for the viewing, how annoying for them to be soooooooo late, hope they had a good excuse, at least they turned up eventually, and who knows they could be *the* ones!Pawpurrs x0 -
Just a quick update from me to say our rental property was viewed over the weekend. It was very odd, having people look round and having no feelings about whether they liked it or not! We all agreed, it is an exceptionally ugly house in a nice spot. It has good potential if you have the odd £40k floating about after you've bought it. (Asking price is £350k.)
As they brought a builder + another 'expert,' we didn't need to help them find the suspected subsidence. The couple left, vowing to get their calculators out when they arrived home. Clearly they like it, having been before, but the owners in this road are in denial, so this is the second house up here they've so far failed to buy. The guy across the road was on at 400k when we were selling last spring, and thery offered on that, but he's still refusing to budge. In fact the buyers of our old house chose it rather than his, as it was with the same agent & considerably cheaper.
He told me last week: 'I expect things will pick up, eventually.'
Hope things went well for all of you over the weekend. At least the weather is co-operating now.0 -
Sounds promising Davesnave...
Any other updates from the various veiwings this past weekend?

Well spent the weekend viewing houses. I did a matrix of all the houses that were possible and have 9 on our list.
The problem is I am in love. I have been watching a house for a while that is a short walk from the post code area I want. However it is a huge and Beutifull victroian semi with more space than you could shake a stick at. I loved the character and feel of the place and think it will be a fab family home.
After that all the houses seemed really cramped and overpriced. I want to take the kids round (the teens) so they can see it.
I know I should not fall in love and normally am very good at managing my emotions but I can't stop thinking about this house. Just hope it all goes well. It has been on the market for about 18 months and has dropped by 100k in that time. It is on for offers above 260k now which seems a bit daft given the stamp duty threshold. feel all excited.
Good luck to all

Oh wow... I think that I am in love too (just the sort of property that I am dreaming of - although we will be moving into rented accomodation for 6/12 months before buying again)...
It is the sort of family house that you KNOW will last you until you want to downsize - lots of space, warmth, character, potential...
I just wish the ones in our area were priced quite as well as yours (asking prices for similar properties where are £700/£750k  ).
Good luck with it. I am now off to plan a bank robbery...;)

We had an apt with the EA today. We've been on since the beginning of Nov, and not a single viewing. She said we were still 'competitively priced' but we dropped from £152,500 to £147,950 to see what happens. It doesnt matter if we are 'competitively priced', we need to get people round here looking so we dropped today, with a view to dropping again in 4 - 6 weeks, but we cant really afford to accept anything below 140. We are the cheapest 4bed semi except for 1, which has no front garden and the back garden has been turned into a space for off road parking, whereas we have front garden, driveway for 3 cars, garage and a fairly large back garden. I really hope something happens soon, as my eldest is living 200 miles away staying with friends until we get down there, and he needs help with his schoolwork etc as he only has a year left at school and I know he isnt trying as hard as he can/could!0

Wow wish I knew where that house is as it sounds far better value than what we can get here down south! xMFW #185
