Another viewing booked in for Saturday.
Both viewers are travelling quite some distance to view so they must be interested in buying in the area. Hope they aren't just filling in time looking at our house between looking at ones they really want.
Fingers crossed for an offer, or two!
I could be wrong - people surprise me all of the time - but if they are coming a long way, then I am pretty sure that they are seriously interested. ALthough they MIGHT be viewing more than one property, I doubt that they would waste their time viewing things that aren't at least "very promising" (since the probably just want to view the promising things and then get home again - "fillers" would just be a waste of time).

Marc, I would think at this time of year anyone travelling a distance will be serious, as it still gets dark early.
Ivan, your drop of 12% seems about right, but bear in mind that buyers will expect to go below asking. Look at what similar houses to yours were fetching between summer 2004 and summer 2005 on Nethouseprices, to see if your figures stack-up.0 -

we are moving a fair distance from where we are now and when viewing we only looked at properties that fit our specific criteria, it would would have been a waste of time for us to travel all that way to view unsuitable houses. I'd hazzard a guess that the same would apply to your viewers.0 -

I have TWO viewings tomorrow. Have volunteered to do them, so I can do the usual old 'marketing' ploys like have the heating & lights on...blah blah. EAs were quite grateful as they said their books were 'chocka' with viewings, tomorrow. Which makes a nice change...

thanks for replying, the house im looking at was bought in summer 05 for 127k then sold in summer 2006 for 132.5k. it has been repossessed and is up for 124,950. i cant really get a mortgage for more than 110k so im ight just go in at that and say its on the table, house needs updating etc aswell so i cant really go higher than that0 -

Not been around for a while, sorry.
I have sold (STC) and survey has been done, eventually had to take 20% of what was already a low proce but hey ho. OH has an offer in and things seem to be moving fast!!!
So I have now booked myself lots of viewing with houses I have been looking at for some time and a few wild cards.
What do you guys think of my plan. if I like a house I will look at relative sold prices prices for 2007 and then knock off about 20% off that for my first offer.
Would find any advice helpful thanks.
