    Thank you both :)

I can't quite believe it and am still looking for the catch: let's hope this buyer is the upright, honest, "non messing about", respected member of local society that he is made out to be... :o

The offer is 93.5% of the current asking price (price dropped two weeks ago) and 91.5% of the original asking price (set at the beginning of November). More to the point, it is the EXACT same amount as the offer we accepted at the beginning of December (which then got gazundered by 10% in mid-January). We are happy with it - it will allow us to "move on". We would rent for 6-12 months, but be looking to buy when the right property comes on at the right price...

I have told the EA that I will talk things through with my husband tonight and then her back with our decision first thing tomorrow.

Am SOOOOO hoping this buyer turns out to be genuine!

Jenny, have a great holiday and try to forget about houses AND your laptop: no point in going on a nice holiday and then spending all day on here - we will be here when you get back... ;)

    Will keep you posted :)

This sounds almost identical to the way our sale has gone but we are also buying. Our buyer gazundered us last week after they were asked for dates for exchange and completion -they've strung us along for nearly 4 months and would have continued to do so if they'd not been pushed for dates. Due to exchange tomorrow, still not convinced it's going to happen.

    Nikki, any news?

Great news QT! People as good as their word still exist. Getting 3 or 4 of them in a chain is the tricky bit, but you're sidestepping all that.
  • Congrats QTPie

We've got a viewing on Saturday, cash-buyer as well.

    Good luck! :)

I am quite amazed to see cash buyers around... let's hope they are all genuine and as good as their word. I know I am, but I have been heavily disillusioned recently (and don't believe that everyone is like me any more...).

    I am definitely "cautiously optimistic"

Exchange happened about 40 mins ago:j . It didn't happen yesterday and was held up by the very people that insisted on yesterday:confused: .

Congrats QT I wish you a speedy process and know exactly how you feel right now.

Congratulations!!! So the cork is going to fly out of the bottle tonight? A pre-valentines champagne?

I hope it works out for you and that you can get on with your lives :). What next? Renting for a while or another place to buy all lined up?

  • Another viewing booked in for Saturday.

Both viewers are travelling quite some distance to view so they must be interested in buying in the area. Hope they aren't just filling in time looking at our house between looking at ones they really want.

Fingers crossed for an offer, or two!
  • if your house was on the market at 125k for 6 months what sort of offer would you accept? im thinking of going in at 110k
