    That is AWFUL - people who arrange viewings then don't turn up (or cancel at very short notice) should be shot...

    Still, sometimes the least attractive viewers can turn out the best. I had a call from our EA a couple of weeks ago to request a viewing 2.5 hours later that afternoon! An investment buyer. I thought "oh rubbish, he isn't going to want to buy our 4 bedroom house AND, even if he does, he is going to offer stupidly low". PLUS "I have to rush like a MANIAC to make the house perfect". But, not to look a gift-horse in the mouth, I agreed to the viewings at it went ahead. Later that evening I had a very reasonable (93.5% of the current asking price) offer from that investment buyer (who also truned out to be a cash buyer). We hope to exchange contracts this coming week, all being well... (fingers crossed!)

    Sorry to hear that Jenny. Its so annoying! I have had that happen to me a couple of times, when it was freezing, and I had to go out for a walk, as the EA suggested I go out to make the flat look more roomy. So I clean the flat, go and walk around in the cold, only to get a call saying the people hadn't turned up. Not amused. :rolleyes:

    I know all about that one! Hubby took the girls out to the play park today, and it was a nice sunny day so it didn't matter. We have on previous occasions had to take them out in rain wind AND snow, lol! (In the car those times though!) :rotfl:

    I'm still annoyed, but not as bad as earlier. And I KNOW, I have a lovely clean house.
    I love giving home made gifts, which one of my children would you like? :D :A :D

    Well I have a viewing at 3.30pm tomorrow, so worst case scenario, lovely clean flat. :rolleyes::D

    Hang on a bit - I know of many examples where today's viewer may yet need to sell but like the home at viewing, get their home on the market and the next week be SSTC. If you (the seller), or the EA had said "NO you can't view" they may have the hump and not come back again. It is a case of 'throwing enough wotsit against the wall' and some may stick. You have got to maximise all chances.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    I agree. I know that none of us want 'timewasters', obviously but I don't think we are (well I'm not) in the position in the current climate to turn down viewings.

    Well, the viewing is over. Young girl who said her and her OH had had enough of this country and want to go travelling for a while but want a base back here when they come back. Just the usual, liked the flat. Its so disheartening though, I can't get excited about any viewing as I know we are priced £18k over what it should be, so just can't see anyone, no matter how much they like the flat, offering to pay that. But hey ho, nice clean flat again. :rolleyes::D

  • just a quick question loublue why are you priced 18k over :confused: im not having a go but surely in todays market you cant expect to sell. we are priced on a par with other properties and cant afford to drop lower in order to grab a buyer but i dropped the price when others did so that we werent overpriced. and still no luck. iv had new bedroom carpets fitted this week just cheap ones but thought it might make house more saleable. iv wanted them for ages but kept thinking what happens if we move now im thinking i get the pleasure out of them till we move and if we do sell soon il be so overjoyed and shocked i wont care about leaving new carpets lol.:D good luck all hopefully there will be lots of offers this month (we can live in hope.)
