What is the *reason* for all these cancellations? Are they booking the appointment and then arriving and cancelling due to the area, or some such?

I keep reaching for the phone, to ring the EA to threathen to go elsewhere, if they dont get some more viewings booked in, but whats the point eh!
Wonder how Lisa is getting on? You had any luck Lisa? I keep hearing about people getting offers, whos houses are really ordinary, which is getting me down, why hasnt mine gone? Price is still looking competitive, but may have to rethink again.:oPawpurrs x0 -

hi pawpurrs, the reasons vary, 1 became ill during a viewing just before mine then another one had to take her mother to hospital. 3rd one couldnt borrow as much as they thought and the one yesterday didnt even give a reason
i hope this one makes it through the door too lol dp is leaving work early, the kids have got to have beans on toast - they dont eat anything else qick enough and i dont want prepared food left in the kitchen. then ive got to load them in the car and go for a drive while dp shows them around. i then have to start the betime routine 1hr late.

Well, been on the market a week now and we have a guy coming back for a second viewing tomorrow night.
I'm buoyed by this as I wasn't expecting but I'm not feeling confident. He's a BTL investor which in theory is the most perfect situation possible. We want to move out of our town at the end of the year, but put the flat on the market now in case it took that long to sell. If it sells fast, we'd have to rent in our current town for 6-12 months, then move. I've asked the agent already if this guy would be prepared to have us as his first tenants for 6-12 months and apparently he's open to it. It would save us a move (otherwise we'll have 3 in 12-18 months as we rent in current town, rent in new town, then buy :eek: ). I love my flat and am only selling now because I can't afford to lose even more money on it. It would be nice to be able to live in it longer without stressing about the value.
BUT, of course since he's a BTLer I do think we're going through all this only for him to end up offering way less than I can afford to take.
We'll see. Fingers crossed.The EA did the first viewing so the guy wants to do a second and meet us since we'd be the tenants. Plus bad landlords scare me so I want to see what he's like and what his experience is.

hoorah, at last i can contribute in a positive manner to this thread. someone has made an offer on my flat and i have accepted it,, fingers crossed all goes well, am now scouring rightmove like theres no tomorrow and amending my (months old) list. was too depressed to do it whilst there seemed to be no progress.
typical tho, i had 6 viewers from june till christmas, then 4 all last saturday, the buyer was one of these, AND now that an offer has been made, theres loads more want to see it, i am having to turn people away, typical0 -
43 viewers in 4 months, couple offers from potential buyers YET to sell, couple of silly offers from cheeky monkeys!
About to give up or try new EA to see what they can come up with, this weekend had viewers who came with extras (two men) both decided to wander off upstairs whilst I was trying to show the couple the lounge etc.:mad:

Hi everyone,
This is my first post on MSE. I have been reading the boards from time to time for a while now but I would welcome our advice on my specific situation.
I bought a 3 bed detached house in Essex with my ex on a popular estate (two years ago properties were selling within days) with excellent transport links in November 2008 for £185k. We have been trying to sell without much success since July last year. Following advice from our estate agent we originally put the property on the market for £195k, then after plenty of viewings but no offers we have lowered the price progressively by £10k intervals to £165k as of the beginning of January. The feedback was always nice house but shame about the busy road at the rear.
This month we have suddenly had lots of interest including some second viewings (for the first time). Then this week had our first offer from a cash buyer with no chain for £158k though this has been revised as a final offer of £160k. I'm pleased that we have had an offer I am also worried on reflection that we could have dropped our asking price too much!
By way of background the previous owner purchased the property for £167k in 2006. We are both 30ish and have well paid jobs (for outside of London at least), so hopefully have the time and earning potential to learn from an expensive lesson!!
I would just welcome some objective advice on whether we should cut our loses or hope that things pick up or we get a better offer in the not too distant future. The alternative is to go down the reluctant landlord route (which my profession at least lends itself to) and look at selling again in say two years time.

Orangefender - not sure whether this helps but had a surveyer in today and he said that houses are on average being valued at early 2005 prices. Might be worth checking what local prices were around that time to get an idea of actual (not EA inflated) value.For everything else, there's MSE :T0

I'm thinking of taking pics myself with as many angles as the other flat has used to show:
1) Lounge - I have a small dining table behind the couch - this dining area isn't shown
2) Kitchen - just another angle to show the size better
3) Main bedroom - the wall opposite the window has a recess where we have a double and a triple wardrobe
Am I being OTT? I think I annoyed the agents already by sending them through three sets of amendments for the hard copy property details, but only because it was covered in typos!
Obviously the details have the room size and people looking are likely to know it's the same style flat as the other one, but I know how much influence Rightmove piccies have...
EDIT: p.s. yes, I know the neighbours will love me when they spot it and see I've undercut them by £12.5k
I just had a look. It is clear that the other buyer has a small second bedroom, and a less tasteful kitchen and bathroom than you do. Buyers would know both will be the same size. What I did notice about your pictures is that some are taken from a low angle and look odd. However, I don't think it will put anyone off. Maybe you should have a bash yourself and see how they come out?0
