Not being OTT - when I was interviewing potential EA's for my sale the number of pics used was a consideration.For everything else, there's MSE :T0

i think thats right, im amazed at the number of properties i see on rightmove where the blurb goes on about lovely decor, layout and sizes and then has no pictures to demonstrate this or even any description of room sizes, it staggers me in this market that they can be so lax0

I'm in a similar(ish) position to you, house has been on the market since end of June 08, not a great many viewings last year, but now five since Christmas. (although it all seems to have quietened down now). Started off at £289k and now down to £245k - and if someone offered £230k, we'd probably bite their hand off, tbh.
One big thing that is different, is that my partner and I split up a year ago, so we don't have much choice but to sell. If things were different, I would probably choose to hold off until things improved.

Thought i would update on yesterdays viewing, well lets just say my fuse is beyond short, its well and truly blown !! Not only did they not turn up but they didnt even let the ea's now so they could ring me.
I took the kids out ( all 4 of them ) in the rain last night drove round for half hour before i rang my dp to find out what was happening and could i come back when he told me no one had been. I rang the ea to ask what was happening he rang them and called me back to say they had made it to previous viewing but got called away and couldn't make mine !!
Im sooo fed up of this now, just because ftb's hold all the cards does not mean they can mess me about like this im fed up of bending over backwards to accomadate these inconsidrate people !!
When i spoke to ea last night i asked for the branch manager to call me this morning ( 3 out of 5 no shows are from this branch) but no call im going to give it another hour before i blow my top at them i expect better service when i am paying them £3700 + vat.
Sorry rant over.

I just had a look. It is clear that the other buyer has a small second bedroom, and a less tasteful kitchen and bathroom than you do. Buyers would know both will be the same size. What I did notice about your pictures is that some are taken from a low angle and look odd. However, I don't think it will put anyone off. Maybe you should have a bash yourself and see how they come out?
I did take some extra ones in the end.Sent them to the EA but they're not up yet. I have a second viewing from a guy who came round at the weekend tonight, so I guess they can't be bothered posting more photos till we know if he's offering or not. I'll chase them to get them online after that.

I'm amazed that as EA's are selling an average of 1 property per week, they have no time to take & upload decent pics & descriptions, or, call customers to advise of no-show viewings.
January may be an 'up' month for interest in viewing properties, but it seems from comments here that it's just that - interest. Whether people put money down is another thing.
I for one will not be viewing until I can say 'Mortgage agreed and FTB cash ready to be parted with'.
Charlotte - please don't paint all FTB with the same brusheven as a FTB (or second and third time) - people should still have manners to call and advise cancellation :T

I didnt mean to offend you ( or any other ftb's) but everyone who has let me down has been a ftb so you can see my anger towards them.

The Estate Agents rang me earlier with feedback from my first viewing on Thursday last week. The lady has said she's not interested because it's not what she's looking for. I'm just glad to have got my first one out of the wayDFW Nerd No 953 - Proud to be dealing with my debts0

Had my second valuation today and decided to have a go and sell the property - just waiting for the EA valuation and terms letter to come through. The EA was very pleasant (better than the first one) and even gave some pointers on what we should do in readiness for the market.
Talking about a HIP to the EA and he guided us to an independent local solicitor (£250+vat) - so I phoned him this afternoon and instructed him to commence on the HIP.
Been to see a couple of properties earlier today, just to see what was on the market for our kinda money (both selling and buying prices). The first one (our rough selling price) was a dire property - dirty, dingy and depressing. Massively overpriced (by about £60k) despite already dropping £40k. The second was a nice property and not looking to accept offers (already dropped £25k and he's a a developer). In my mind the guy had 'over developed' the property and the finish didn't warrant the asking price (he'd have to drop at least another £60k for us to be interested).
Have to say that after viewing both these places it has just made us both appreciate how nice our current property is (just need it to be bigger!)
So , once the HIP is complete and I've tidied up the place I will be joining this thread fully - giving my experiences and sampling the ups and downs viewers (hopefully) will bring.

Shame about that, Suz7, but at least they were honest.
Our EA have just rung me to book a viewing for Sunnday at 3.30pm. Which is quite convenient for us really. The thing is they are not proceedable, they are about to put their house on the market with the same EA, and apparently (the EA told me) they have people interested in their sort of property. (Well they said that to me too.)
So I don't know how much trouble to go to on Sunday, whether to do my usual blitz and get the place spotless and out ALL the clutter away, or whether to just clean and tidy up a bit.
