    I've had a hard week and a large glass of malt! So, I think I'm going to lose friends and fail to influence people!

    What we need is a thread "To those buying in these difficult time". Prices have fallen and seem to be back to 2005 levels, with 2003 on the radar, and 2001 looking like the final destination. So, spare a thought for the people who want to buy at realistic price levels, but can't find a realistic seller. Good luck to all those still trying to sell at 2007 prices.
    No reliance should be placed on the above! Absolutely none, do you hear?
  • I've got a viewer tomorrow - it might be the ones that viewed two weeks ago.

    Now then, I had the central heating serviced this week and the nice man condemned our chimney (leaking smoke), chimney lining cost approx £2000 ... ideas?

    How big is the chimney for cripes sake, I had mine lined for less than £500?
    That was with labour, do it yourself for a couple of hundred (not a difficult job, but you need to hire the ladders proberbley and they are not that cheap to hire)

  • Hi all, I am in the opposite position as I am currently looking to buy.

    Why not reduce asking prices? the problem with properties which are perceived as being above and well above market price is that you are reducing viewings as you fall outside the price bracket of your potential buyers. Also, IMHO anyone who has their property valued 'in excess of...' is at a hiding to nothing. It just shouts out unrealistic vendor!
  • A quick hello to Pawpurrs, and everyone else on here. So sorry to hear of your husband's redundancy Pawpurrs. Scary times for everyone I think.

    I am now officially an STR (sold to rent). My move went ahead on 15th December as planned - a few hard lessons learned along the way which might help someone else 1) do not try to pack up a three bedroom house in a weekend and do order enough boxes 2) do not believe Royal Mail needing 5 days notification for redirecting mail, they need much, much more 3) BT are hopeless. Having said there was no problem transferring my same telephone number and it would be operational on the day I moved in to new house it cost me over £30 contacting them from my mobile and over a week later before I had a (new number) telephone and of course I was without the internet for ages.

    The emotional wrench was tough and I miss my old home but I don't owe anyone a penny anymore which is a lovely feeling and I have a bit over now in savings (earning a pathetic amount of interest at the moment so need to get over to the savings board)

    Good luck to everyone on here. You will get there. I didn't expect to, and had almost given up, but the right buyers did come through the door eventually. On the plus side, I learnt to tidy up the house in double quick time which was a good lesson to learn :D

    Congratulations, lotto-dreamer! I'm really pleased for you, sorry that it didn't go quite as smoothly as it could've.

    Mrgerrard: Not everyone can afford to drop their prices. We are the 2nd lowest priced house on our estate, it is a very sought after estate, and at one time houses sold within days of being put on the market. Our next door neighbours house sold the day AFTER they instructed the EAs, this was June 2007. They sold for £172k. Ours is on for £158,950. We could afford to accept an absolute minium of £150k otherwise we can't afford to move on.

    Where are you looking for a house, Mr G? Fingers crossed you find the right house for you soon.

    Im glad things are looking up for some of you, and that people are viewing! We have been on since the end of Oct and not one single viewing. We had plenty of estate agents out in the start so made sure we put it on at a realistic price, but the agent hasnt even been in contact to suggest dropping the price or anything! Hadnt chased em up before as it was Christmas coming up etc, but will get on to them this week to see whats going on (after I've gone round and done a manic clean up!!). Just so fed up!
  • I am moving this Friday, had three viewings, but the first one through the door made a offer, after a bit of haggling we got somewhere close to what was acceptable for us to move, it took 2 weeks for us to sell stc.

    Congratulations on the move Lotto, glad things are looking brighter for you.
    Barcardi- that sure was luckey, selling houses is a wierd old buisness, you never can tell just how long it will take.
    Kymie get on to that EA, and hope you get some viewings soon.
    I have had 24/25 and still not SSTC. No viewings booked in for a couple of weeks.
    Hopefully this week will bring in a change who knows. January is a depressing old month!

  • Wish me luck :) Ive got a viewer coming at 2pm, im not sure on their circumstances as my daughter was crying so had to hurry the call up. I do know that the prospective buyer contacted the ea about my house not the ea sending them to me!

    House is tidy, bread in the oven, fresh coffee going on in about an hour .. i think im set :)

    I will let you know how it goes
