dont despair, we were on the market for 22 months. lots of viewings and eventually just sold for 37K under the asking price in Norfolk England . Luckily we were not in negative equity and still made a profit. However hang in there things will pick up. Everyone with larger properties need to look at the price as everyone loves to think they are getting a bargain and if you stay under 250K the chancellor does not get his larger stamp duty......:j0

No, I'm still standing too - just! Viewer in Nov put in an offer of 121K (house is offers over 119) which we accepted as thought wouldn't get any more than that anyway - and this was when house had only been on market for 3 weeks, waited all through Dec being assured he was desperate for the house & just waiting for mortgage - STILL haven't been told officially he's a waste of space but clearly he is...
Kept having viewings all through Dec and Jan, had a man this week who said he loved the house& would offer 110. We can't really afford to let it go at that - but can't afford not to move as we have serious problems with our neighbours. Anyway, the man's away for a week but then plans to come back and offer, so we've got this horrible dilemma now - lose money or lose my mental health.
Good luck for the weekend everyone - I'm just praying for a knight in shining armour!

Yes - you have to be scrupulously honest. But only if they ask.
For example if I'm asked 'What are the neighbours like?' I tell them that the man on one side is lovely but I don't get on at all with the couple on the other side.
If someone asked if we've ever had to phone the police re our neighbours I would have to tell the truth but noone's ever asked. I checked out the legal position v carefully! I can't get over how few people even ask about the neighbours0 -
Stamp Duty??? Sorry for being behind the times- but this is the first time anyone (including 3 estate agents) has ever mentioned it - thankyou for this post - we need to reconsider our position

Not had a chance to post for a few weeks, changed agents in the second week of Jan and dropped the price by £15k. Had a private viewing yesterday & one from the agent coming Saturday 9am, apparently proceedable so we shall see. Friends of mine are completing today, so there are buyers out there.
Pawpurrs sorry to hear the news of your husbands redundancy. Certainly an interesting experience and one I've just gone through. Think positive, I had a job offer last week, its not something I've done before, but it pays the bills.0 -

I was miserable when hubby had that job as it involved being away from home all the time. We are considering emigrating. The problem is we live in an area that doesnt have many well paid jobs, and we need to earn a certain amount, just to pay the bills.

Of the three viewings we had last weekend only one is still considering us and apparently he has put an offer in on another house and has had it rejected. We have another viewing on Saturday. My husband is off today so he will be doing all the tidying up and I will do the cleaning tomorrow. I agree that I go around finding fault with everything, I think I am developing an OCD. However, my biggest bug bear at the moment is the back garden. Because its winter it looks so drab and we have to be careful what we put in the garden as we have a dog who seems to be a keen gardener, well he's certainly keen on digging. Any tips on how to brighten up the garden?0

Bear in mind that most other peoples gardens will not look their best at this time of year, so you may not have to bust a gut to get it looking better than the competition. I replenished all the flower beds with a a load of bark chippings two weeks ago, your dog will love it, the beds look neat and tidy even though some of the plants don't look their best. As a quick fix it works. If going down this route, check if a local builders merchants or saw mill can deliver them, they are usually a lot cheaper than buying them at a garden centre.0
