    Elona, I've forgotten your exact circumstances, I'm afraid, but I think you've been on the market for some time, haven't you? Reading between the lines, it seems you're 'want to' rather than 'have to' movers, especially if DH doesn't like his Sunday lunch delayed for a viewing. There are those on this thread that would probably give up a Sunday lunch altogether for the chance of a proceedable viewer!

    It's hard to know why people view if they think it's the wrong time to be buying. Perhaps some want to put themselves in temptation's way, knowing what is 'sensible,' but also realising that houses to fall in love with are relative rarities. Most of our lives we make do with a house because we have few other options, but suddenly there are people out there who have options and, just as important, time to exercise them.

    Let's hope your viewers connected with your house and want to return for a second visit, preferably not at Sunday lunch time!

    We had Sunday "lunch" at 5 o'clock!!! DH looked a bit stunned yesterday when I pointed out that either we were serious about selling or we were not and that if his lunch took precedence then he should phone the estate agents right away and take the house off the market!!!!

    As the timing of selling the house was his idea he is a bit sheepish!!!! He did do a lot today to help tidy up and declutter!!!!;)

    Hi all,

    Just to give you all some hope there are buyers out there. I had an offer accepted earlier this month to buy my first home. The house was priced well, slightly better than others in the area, despite being the nicest. My viewing was their third and one of the other two also offered.

    I also had an offer accepted in October, again a well presented house priced well, I offered 10k under (250), was accepted. I was their first viewing, the agents left an hour earlier from valuing it. Unfortnately it fell through on survey but that's another story.

    One tip though, I did A LOT of viewings since august and offered on only 4. I was registered with 9 agents, though didn't view a single property with 5 of them, they simply never contacted me despite being a FTB with mortgage in place. Ask buyers who the best agents are, sometimes we know as much as sellers do!

    I know this is a thread for sellers but just wanted you all to know there are still buyers out there!

    Did they fully explain what the clauses in the contract meant? As Davesnave says, speak to the CAB or your solicitor to get some advice. Many agents are starting to use sole selling rights contracts as the market has got harder, to prevent sellers going down the private route.

    Hi All,

    Happy New Year, hope we are all well.

    Had a call from my EA this morning & have a viewing set up for Sunday:D First one trying not to get my hopes up too much but it's a FTB & they have their mortgage set up. Will have to get all the Christmas stuff put away & give it a good tidy this week, i've let it slip over Christmas. Will give you an update next Monday.

    Hopefully it maybe starting to pick up again for all of us. Anyone else got any lined up?

    Thanks for you advice.
    When our EA had valued our house, he did not discuss the contract at all only mentioned the cost and ,when asked, the length.
    He just asked us to sign that we agreed for him to market the property at the agreed price and handed us the paper marked with a cross where to sign and then took that paper away with him. We were given it back a week or two later and only then did we turn it over and notice the clauses.

    We only have two months left of a six month contract now,and even if we pay them the £200 they require to let us out of the contract they still want 21 days notice.
    I know now how nieve we were but we are so desperate to move it made us less carefull than we should have been.

    This was first posted in September. How ar things going for people now? Are the offers more/less, reasonable/shockingly opportunistic?

    How bad is the bloodbath really?

    China maybe be still a growing economy (I've been here 2 years now), but this city's prices have dropped 37% in the last 12 months.

    I think you will find that those of us who've sold have done so on average at about 20% below prices at this time last year; sometimes a bit more, sometimes less,depending upon a range of other factors such as location, market sector etc. Bear in mind that if we've just sold, the process probably began last October.

    I had only one silly offer, from a lady who hadn't even viewed the property. She is a renter, known by local agents for this kind of behaviour, so not very typical. Maybe she'll be lucky, one day!
  • elona unfortunately i dont think most men ( dont all start screaming im not including those of you on here lol :p ) understand the whole tidying up cleaning and making the house look and smell lovely for a viewing idea:confused: . i know my OH if i wasnt here would just make the bed and run the hoover round and think that was fine. he wouldnt check if there were mags lying around or pots in the sink and if he wanted something to eat he would just make it. MEN :mad: you've gotta love them. :rotfl:

    feefee iv got a viewing lined up for sat morn first time buyer. we dropped our price ready for the new year so hopefully we may get lucky. good luck with your viewing.

    I asked DH to take a look at the bedrooms after I have arranged them nicely to see if I had missed anything.

    He obviously looked "really closely" because at ten o'clock at night he remarked I had even put two small vases of flowers in our bedroom ! He had just noticed them!

    Went to family funeral up north today and shattered but had message from estate agents to say the couple were "interested" and "thinking about it".

    DH now thinks I should look at possible rental properties in the area for us- looked a bit stunned that I had already identified three possibles.
