    Hi

    Sorry to hear that moneysavingfamilycomp it's so dissapointing when that happens. I know it's something i keep thinking about, what if someone put on offer in & then down the line they lose there job. My EA has suggested that when I do sell to try & insist on 1 4 week exchange like the big house builders do to try & secure things a bit. Not sure how realistic that is though.

    Hope you get another one soon.

    Sorry to hear that Nikki. People are nervous for all sorts of reasons now, which makes the whole sale/purchase process very shaky.

    Is there any possibility you could rent rather than buy in a hurry? It would help you to get to know the area.

    I think we are back to 2005 prices. I'd say most of us on here have accepted drops similar to yours in order to sell and move on. Hey, but you're sold though!

    dats: I can't answer your question for sure, but maybe your potential buyers have become nervous about the market/economy and gone for something really cheap? The risk of one partner losing their job is very real now.

    moneysavingfamily: A shame you lost that last viewing, but as you say, better to lose them now than a few months into a purchase. Chains are a nightmare, even in the good times.

    ukmaggie: That was a flat with very special views, I remember. I'm not surprised it went relatively quickly. (You probably think it was a long time!!) Great news, and a relief for you I'm sure.
    I have done the 'clearing out' that you mention, which is how I ended up with one of those units in a self-store place. I'm just about to sort that now and I shall try to be ruthless.

    Well, flats are going for £20k less than ours is priced at, and we can't afford to drop it anymore because of paying back the mortgage. So we are stuck, and we can't afford repayments on a £20k loan, to get shot of the flat.

    So all we can do, is sit it out, and overpay our mortgage as we have an svr and it has dropped over £300 a month in the last 2 months, so that is something I suppose.

    Now my news: I've exchanged at last!

    I've been a bit quiet on here because the the FTB at the start of our chain was supposed to exchange on 23rd December, but for various vague reasons, kept delaying. When the next deadline of 5th January came & went, I was really concerned. I expected gazundering at the very least.

    However, it turns out she was just a bit naive and a ditherer. She may not have realised that until she exchanged, nobody could make firm plans, and we certainly couldn't hand over the 6 months rent up front we'd agreed with our landlord. With a longish chain, the whole thing can turn into Chinese whispers.

    Apart from the uncertainty about exchange, we also had someone trying to gazump the price we'd agreed for our rental house. You can imagine, with that going on, plus the fact that we are waist high in cardboard boxes and muddle, I was coming close to the end of my tether!

    Well, DW has just returned from the city centre with yet another pile of large boxes collected ahead of the council lorry from commercial premises, so I'd better leave this and lend a hand....No posh Pickfords boxes for us, but we're very MSE!

    Never mind, Lou, paying down the mortgage is the way to go. You probably won't see interest rates like these again. TBH I wouldn't be moving now if I felt I had the choice, but I've reached that certain age.

    Hi there Davesnave,

    I tried to be ruthless, but because of trying to clear the place out quickly we decided to keep stuff for now and deal with it later. I'm fairly disabled (I have ME/CFS and a back condition) so the sheer physical effort of packing all the china etc just about finished me off. ;) A lot of the china and kitchen stuff now resides in our loft so that when (if!) our elder daughter gets a house (she currently shares a house in London) there will be some stuff to start her off.

    We had intended to put stuff into a self storage place, but solicitor (named in wills as joint executor with my husband) has been very slow over probate etc, in fact even gave us completely wrong information about Deed of Variation, so we just didn't have the cash to use self storage. If you're interested in the whole ghastly story you can find my thread about it in Silver Savers - Solicitor slow over probate (be warned, it's an awfully long thread!). Because of his "advice" we paid over £120K IHT that we didn't need to. New solicitor is now working on getting it back from the Revenue for us.

    Good luck with the sorting out. It's well over a year now since my parents died (within 6 and a half weeks of each other), but I still find it upsetting going through their stuff. We sent a lot of bits and pieces to the local Age Concern shop, some to our local Oxfam furniture shop. The fridge we decided to leave in the flat, must give it a good clean so it's ready for our purchasers. They won't be living in the flat to start with, just going in to renovate, so may be glad to have a working fridge until they move in properly.

    Just seen your message saying you've completed! :j Must be a weight off your mind, hope the move to the rental house goes as painlessly as possible.

    Maggie, your story about IHT sounds horrendous! House sales, inheritance, you name it, the solicitors are the ones who always do well.

    The move should go OK now, thanks, as we've insisted on more time between exchange & completion. We'll start today.
