Adverse credit mortgage advice please
Hello I’m looking for a bit of advice on the possibility of getting a mortgage with my adverse credit history. I have an EE default of £61 from Jan 2019 which was satisfied in August 2020. I also have a mobile broadband late payment (settled 3 months arrears - £93) from May 2019 and a credit card late payment (settled 1…

Remortgage H2B
Hi We only fixed for 2 years in Sept 21 🫣. At the time we had defaults across both applicants. Now looking at options for remortgage as we’re with Precise the reversion rate is 4.70 + BBR so really high! No more credit issues or missed payments - defaults now only on 1 applicant (they reach 6 years in 2024). Looking for a…

LTVs
My son FTB is buying a property this spring. I have been looking for a mortgage for him and cannot work out what percentage LTV reduces the interest rates. Is there a set figure or is it a case of keep putting numbers in a mortgage calculator? TIA

How does someone get equity release with a property trust?
Cut a long story short. If someone has done an equity release and life time mortgage, how was this ever done if a trust was already in place? Does the mortgage firm not have to see a will (if applicable) before hand?

Will lenders waive ERC given increase in rates?
Hi all, A bit of a hypothetical one based on a conversation with a friend. I have a relatively large mortgage fixed for another 4 years at 2.1%. I said to my friend that "I can't sell my property for 4 years because the ERC is 5%". He was convinced that the lender would waive the ERC given my rate is much lower than their…

Remortage - Different Rates for Existing Customer Vs New Customer
Hi all I have an existing fix rate mortgage ending soon and had noticed my existing lender has now dropped their rates considerably for a 5 year fix, making it cheaper to stick with them instead of switching lender. However, it appears the dropped rate is only for new customers and as an existing customer with over 50%…

Refinanced debt repayments included in mortgage application
Hi just wondering if it is normal to included repayments for debt you will be paying off in part of a remortgage application. We are looking to move home, we have a fair amount of equity in our home so are able to put down a 30% deposit on our new property. This still leaves us money from the equity to cover our legal and…

Confused with what to get....HSBC 4.33 2 Year Fix or 4.72 Tracker, why are trackers not budging
I complete in a month on a 75% LTV remortgage, but with the fix now being 4.33% from Monday.....should I move to a fix? The tracker hasn't moved at all in months. Does this mean base rate will drop from 4.5% (after another probable increase) to something that will make the tracker less than the fix, which is why banks are…
