Help! Increase mortgage ‘porting’

Hi
we have 35k left of our mortgage but looking to move to higher value property. Current rate is 1.99% with Santander.
Unsure if we should port mortgage so in effect have 2 loans with Santander but one st a higher rate or get a loan as likely to need around 30k?
