Section 21 notice - content and who can serve?
Hello I need to give my tenant notice to quit today as selling property. I am waiting on potential buyers agreeing price with me today. But due to rent due date of 1st month, I am going to send (via special delivery) the section 21 to my parents who live in same town, who could then pop through tenants letterbox tomorrow…

Advice on going higher with an offer than i have a mortgage for?
Just after a bit of advice really. I have seen a house i am very interested in but it is a little over my budget, currently i have a £150k mortgage agreed in principle and a £50k deposit but realistically can offer up to around £205k. What could be a reasonable way to go about it? Can i just add an extra £5k onto my…

Why are some new housing estates leasehold
I've been looking at houses on a couple of estates that were built in the last 10 -15 years and see (from looking at those house price index websites) that they're mostly leasehold. I've always associated leasehold with flats/apartment blocks and the odd house rather than an entire estate. So... a couple of questions - why…

When to call in a valuer
We are wanting to move this year and wondered when we should get the valuers in? I want to get them in now....but the misses wants to wait and splash some paint about first to try and add a few quid to the overall price of the house. My way of thinking is this- when the valuer arrives ask him some questions about what may…

Buying a flat - utilities
Hope some of you can give me a few tips on this. I'm completing on a flat soon, along with my wife. I have the details of the vendors' current utilities providers. Is it best for me to call them up and have them switched to my name? It would seem obvious that I should just shop around for the best deals, but I want things…

Fixing Snags
I have put an offer on a semi-detached house which has been accepted. On 2nd viewing I have discovered a number of "snags" e.g. broken window etc. The vendor is saying the property is sold as seen ie. they are my responsibility. Do I have any room to amend the offer with the cost of these snags deducted?

Wanting to buy the house I rent
I currently rent a house and when I moved in it was also for sale at £215k. The Landlord said that they eventually want to sell it and as I love the house, I would love to buy it but unfortunately, I'm not in a position to get a £215k mortgage. Other than saving 50% of the house price, can anyone suggest any other…

Timeline for repairs
I have sent my landlords agent alist of repairs (recorded delivery) 2 weeks ago. I know I need to give them some time to arrange repairs, but I am wondering if there is a legal amount of time they have to have the issues resolved in. The issues of main concern to me are 1. My boiler does not work properly, they sent…

Conservatory behind linked garage ?
Is it possible to build a conservatory covering the back side of a linked garage (link-detached house), or the 1m from boundary requirement is a must ? If not, what other options are available to utilise that space, e.g. can I put a wooden gazebo/shed there, backing the fence?

Missing building regulations approval and building insurance
Hi If there is no building regulations documentation available for replacement windows and a partly converted garage (done years ago, indemnity policy is in place), will it affect the building insurance cost or may it invalidate it in some scenario ? I checked T&C and quotes of several quotes and haven't noticed anything,…

Asssured Shorthold Tenancy - "Other risks"??
Hello, I am wondering if someone can cast some light to my question please! realistic or way out there?!
House we like is on at 539,950. We seriously can't afford to pay over 500 as 1) higher stamp kicks in and 2) we are pushing ourselves anyway and want to be strict with ourselves in terms of budget and monthly outgoings. SO... we are going to go in at 495000 (which will be rejected) and then go for 5000000 as last attempt.…

Leasehold management charges - how much do you pay?
Quick survey - just wondered what other leaseholders pay for their management charges? I mean just the charge for the freeholder managing the services they provide, not the charges for the actual services themselves (e.g. maintenance, gardening insurance etc). Thanks!
