Section 21 notice - content and who can serve?

Hello
I need to give my tenant notice to quit today as selling property. I am waiting on potential buyers agreeing price with me today. But due to rent due date of 1st month, I am going to send (via special delivery) the section 21 to my parents who live in same town, who could then pop through tenants letterbox tomorrow if agreement reached today re. selling price. Phew!
Firstly, if has been posted special delivery to my parents and they then put through tenants letterbox, is that classed as served? Or could a court say my parents never delivered it?
Second, I have all the information I need (I think) in section 21 having researched on net, so got dates right and address details etc. Do I need to put anything else in in terms of the legal wording of the act and their rights if i have served incorrectly? I read something about this on CAB website but wasn't totally clear.
tried to get one from Smiths today but live in back of beyond here and they didn't even know what I was talking about.

Check on the landlordzone forum for the correct wording. I don't think it's necessary to have your parents hand-deliver the Section 21, just post it getting proof of postage and mail it from two different post offices on the same day. This should satisfy any court judge that your tenants must have received at least one of them. Don't send it by recorded delivery as your tenants could decline to sign for it or collect it from the sorting office.0

Thanks Bitterandtwisted. I was going to specail delivery it today to my folks as probably won't be until tomorrow that we get an answer from potential buyers on thier final offer. They want 8 week turnaround so have to serve the Section 21 tomorrow. Didn't want to mail direct to tenant in case potential buyers don't go ahead. Don't want to give tenant notice unnecessarily. Do you see what I mean? If my folks have it, then they can pop in his letterbox. He can't say he didn't get it then. I will also send another with a first class stamp on and hope it gets there tomorow. I have no concerns about my tenant at all not complying but it's more to do with other party's solicitor will want to see notice served correctly.
