Now Xmas is over, post your race to be in for Winter Spring 2007
To recap my position. So far, I have a buyer for my house sold 2nd day in October (no chain, buyer buying the house for there son) Put offer in a new house (seller off to OZ), finally accepted full asking price. Have mortgage offer (mortgage fees go up up from £99 to £599).
Done survey on new house, survey done on my old house. Had searches done. Issue with new house only minor in that insects infestation may be present on loft, need respraying for about £400. Waiting for instructions from buyer EA on who will foot bill.
Was hoping for completion just before Christmas, unfortunately it didnt happen.
Seller also needs 2 weeks notice for house as they off to OZ and need notice for shipping container.

Offer accepted by vendor Sept 16
OA on our house Sept 20
Survey done on vendor's house Oct 4
Survey on our house Oct 13
Specialist damp report on vendor's house Oct 20 (only £500 rather than the threatened 10k of work the surveyor thought he saw!)
Mortgage offer received Oct 27
Buyers pulled out Nov 17 (serious trauma!)
New offer accepted Nov 24 (phew - and a few bob more to boot)
Survey done Dec 5
Incorrect mortgage offer issued to buyers so waiting for corrected version to be sent out.
Completion date moved from Dec to Jan 15 to Feb 5. Sigh!
As long as it happens I'll be happy. The house prices have shot up here so the house we're buying will have risen by about 30k - 50k and if the vendor tries to put the price up at the 11th hour we're ****ed.Stercus accidit0 -
Heck hope it goes well for you Leftie, thats a big rise in such a short spell of time. I heard NI is bad for such high rises recently.0

Everything which has happened is in my sig. We are in a chain of 4 or 5 - we are the most advanced apparently even though we joined the chain last. Just our searches to do, they went in just before Xmas. Also our solicitor should be sorting out the fixture and fittings list as it was totally wrong - the things were included in the price weren't on there, in fact they wrote that they were excluded from the sale!! I hope once New Year is over, 6 - 8 weeks (I hope) as we really want to be in by 3rd week of Feb (hubby going away last week of Feb).
I really hope everything runs smoothly although these things rarely do. Still, we are slowly packing now and feel positive anyway.

We hope to be moved in by end of January, not exchanged yet but will feel better when thats done, what with Christmas and now new year house moving has been put on hold... been getting rid of unwanted stuff and will soon tentively pack this week. I really hope to exchange soon and then it will be all systems go.

Im back.
Yet more post has arrived over the Xmas break for god knows who this person is ( not buyrer, not buyers sister) Im on the phone now to the estate agents who are trying to fathom thier own notes ( seems my lovely buyer has tied them in knots too :rolleyes: )
EA is calling the buyer now ( whichever one it is!) to find out. Apparently the EA knew we were ready for exchange as of the 16th december.
How long do you reckon it will take for me to get immensely wound up by this?:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind

Also hoping to be moving in the early part of next year, currently waiting for vendor's solicitor to answer some queries and information from the flat's management company hope that will come at the start of January.
Here's where I am so far:
Offer made 15-Nov
(accepted same day)
Mortgage application submitted: 15-Nov
Solicitors instructed 16-Nov
Surveyor instructed 20-Nov
Surveyors report back 28-Nov
Mortgage offer 28-Nov
Mortgage deed returned 04-Dec
Searches 13-Dec

Well the EAS actually phoned me back :j
Upshot is, the buyer doesnt know who this post is ( yeah right)
the buyer is extremely peeved with his sol and has considered sacking them off, as they are rubbish. My solicitor also seems to be a bit rubbish too.
He is unhappy with the wait and is very anxious to move asap.
His sol is apparently not back till the 10th :eek:
We will have lost the rented house by then for surehoping I can pull something out of the bag, my sol is back on tuesday I reckon.

You might as well be positive! I packed boxes in September as the EA said it would take 6 - 8 weeks to move. I must have misheard and it was 6-8 months.
I had to unpack some of the boxes as they had Chrimbo pressies in them. I was so peed off to still be here this year. Oh well, patience, it will happen....Stercus accidit0
