    Just been told that our vendors vendor has only just received the hard copy of his mortgage offer, and his solicitors don't have it yet. So exchange not happening today! :mad::mad::mad:

    August 14th - Out of the blue, broker phones, has found us a much better deal on better terms. Happy days! Proceed to full offer and we book viewing on the house
    August 17th - House Viewing - Happy days, we decide we both like it as much as we did a few months back.
    August 21st - 2nd viewing booked for following day
    August 22nd - Agree verbal price with seller, knock off another couple grand. (Assuming offer)
    August 26th - Full mortgage offer comes through, offer made and accepted and Sold STC!
    August 30 - Solicitors instructed
    Sep 1 - 27 - Yawn, waiting for sellers pack with the fixtures stuff.
    Sep 10th - Surveyor instructed
    Sep 26th - Survey completed and given. No large red flags, only bits we knew about already.
    Oct 2nd - Pay solicitors to get checks on the go. (Didn't want to pay until seller returned pack)

    Sorry for the wall of dates but all happy it's on the go now and staying positive, maybe 4-6 weeks away from the keys! Eek! No chains either side so at least it's not dependent on others!


    Think we're finally getting there! Searches returned all good mid-October and we were looking at a completion of the 8th (with an exchange earlier in the week) but seller twice moved their preferred completion date (After hassling us to hurry up with the process...) but it's looking like an exchange this thursday and completion next Tuesday at the mo'!


    Can't wait!

    Still haven't exchanged. One enquiry outstanding on our buyer's sale. No idea what it is (other than it needs the housing association to provide a response) or why it's taking so long. Our estate agents, our seller's estate agents and our solicitor are chasing like mad but getting zilch out of our buyer's estate agent or solicitor. Everyone else has been ready since early September. Our seller can't complete between 25th Nov and 8 Dec due to holiday so we're staring down the barrel of 2020 completion potentially or the whole thing collapsing. Mortgage offer expires end of December.

    My mortgage offer also expires at the end of December and I am nowhere near exchange! I advised my broker and he was able to get me another offer from the Halifax on a new product the same day. It is valid till the end of June next year.

    29/07 Offer accepted
    07/08 returned particulars and ID
    13/08 survey completed
    16/08 contract pack sent
    10/08 enquiries answered
    20/08 advised by estate agent that my solicitor is causing the delay
    29/08 advised now sellers leasehold flat to their buyers has lot of questions
    03/09 advised will exchange end of September
    22/09 sign sellers contract.
    30/09 fails to exchange
    08/10 advised queries with knotweed on land of leasehold 3rd floor flat on other property in chain.
    18/10 advised knotweed issues resolved.
    29/10 advised will exchange and complete all in the same day
    29/10 advised will only exchange that day.
    02/11 advised will exchange that day.
    09/11 advised will exchange that day.
    11/11 informed people buying the flat, allows that seller to then buy my house have not been granted funds from their lender, because of knotweed issue.
    11/11 My solicitor say they do not know what's going on, or when to expect a resolution.
    12/11 awaiting update from estate agent


    Feel like we are being deceived.


    No idea how they could suggest completion, and a month later deny funds are even present in part of the chain.


    We accepted a lower offer as the chain was supposedly easy.
    Am tempted give it a week and walk away or ask for the amount we initially wanted.
    Any advice?

    We are buying but keeping on our current property.
    28/10 - Offer accepted - was told vendor wanted to move asap
    We instruct our conveyancer and apply for mortgage with view to trying to get things done to be in by Xmas
    06/11 - EA contacts us to say vendor would like to stay in property for Xmas
    We agree and continue but with slightly less urgency
    11/11 - Vendors solicitor emails ours to request 29/11 exchange and 06/01 completion!

    There is no chain and we were prepared to pull out all the stops to be in for Xmas. But without that prize there is no incentive for us and we would be better off waiting until end of January to get another pay cheque in.

    Seems I am in the unusual position of trying to slow things down.

    Thanks for the reassurance! Our offer is with Halifax as well, but through "Which?" Mortgage Advisers who have since stopped trading. They do have a small team working to progress agreed transactions though so i'll give them a shout in a week or so if nothing has changed to see if they can do the same as you. Good to know it went through quickly - hope your transaction speeds up!

    We complete tomorrow and I am sick to my stomach with nerves!

    The house is packed up and ready, I am beyond excited for my beautiful new place, but cannot sleep and am terrified something will go wrong?

    Buyers carp sol doesn't send money till 4pm etc etc.

    NEED TO CHILL. :rotfl:
