I remember when I bought in 2020-21, this thread really helped (especially as a solo homebuyer) - reading everyone else's progress and triumphs and excitement. It was the most active thread in the sub forum; here's hoping we can resurrect it
I'm officially waiting to exchange 2024!
I'm in a chain of 3: my FTB in a rental > me selling shared ownership flat > my seller selling an ex-BTL. Everything is ready buyer side, now just a Title issue in progress on the purchase.
Before the below timelines, my then-EA bungled 3 offers so I had to start again and got another 3 offers. I also pulled out of another house purchase (had a mortgage offer for it) due to timelines caused by my sale issues.Current debt-free wannabe stats:Credit cards: £9,705.31 | Loans: £4,419.39 | Student Loan (Plan 1): £11,301.00 | Total: £25,425.70Debt-free target: 21-Feb-2027

We're 9.5 weeks in to our purchase, just waiting final response to enquiries our end, but the vendors pulled out of their first place and are 4 weeks in on their second, so we're a bit ahead of them. Place they're buying is end of chain, and they don't need a mortgage, so hoping it we can start talking about dates soon.1 -

My seller's Possessory Title application for unregistered land in the garden has been 'completed' today - yay!
Just trying to understand what that means and how long to get it (Timelines could be anywhere from 1 day to 1 month); waiting for a call from the Land Registry this week. Really nice people, very helpful - they even call you back if you ask them to with an update!
So Land Registry Title timeline is:
02 July - ADV1 application sent to Land Registry
16 July - query sent to senior officer
23 July - application 'completed'
On my buyer side, I had the strangest call with my EA also who told me my buyer is renting from 'someone in the community' and it may not be legal and they threatened them to leave on the 23rd August 'or else'. It was just so weird, I honestly didn't know whether to laugh or be very concerned... But at least the update on the Title means we should be completing by then.... No broken legs?!

I've been reading people's timelines and exchange/completion stories on Reddit et al whilst I cry internally, I thought what better place to rant than the old MSE thread!
The Enemy Solicitor has already mucked up the Title application once, had to submit it again, then messed up the spelling of a name so had to respond to a requisition on the second application. Today finally the caseworker decided this new application now needs a site visit by an ordnance surveyor, presumably because they can see the applications have been made by a bunch of unserious clowns.
So, here we are on the 8th August, now waiting for the Land Registry to tell us when they will pop by to view the site, then send a report to the caseworker, who will then review it all and make final enquiries, then maybe possibly decide on the outcome by 22nd September when my mortgage expires.
If the mortgage had been easy to get, I wouldn't be so worried. The problem is this was VERY hard to get. Also, my poor buyer did the rookie mistake of putting in their notice so we were waiting to exchange, now we are just in a Title death loop and I'm going to mentally switch off from it all until end August.

Sending you some sympathy, it definitely doesn't sound like it's been easy from the word go. We've been in process for far less time than you (house number 1 started in March, current house in may) but it just feels like we're never actually going to get there. Mortgage issues to begin with with my partner being fixed term contract, then single skin walls being an issue, and now on this house everything is pretty much good to go our end, but our vendors are now onto their 3rd house, just when it felt like we might be close to talking dates!
Hope you manage to get things sorted in time for your mortgage, or that extending the offer is easier than getting the initial offer was!1 -
