    Hi everyone, a total newbie when it comes to renting. Can i ask a very simple question, when you look at listing of renting properties, the amount they advertise is that without bills? so if its £250pw in total £1,000 pcm thats without add bills included, is that correct? Thanks for anyone who replies.

    It could be either - always check with the LA/LL and get the total expenditure confirmed in writing.

    Note that if the rent is given as a weekly figure then you can multiply that by 52 (weeks) and divide by 12 (months) to get your pcm figure Calendar monthly rentals are more than 4 straight weeks and some Ts can find themselves overstretched if they fail to budget for this.

    There are a few tenancies which will be done as "lunar monthly" rentals and these are a straight 4 weeks so the trent due date will fall on a different day each month.

    As a prospective new tenant, I put a holding fee of £300 cash on a property. I then changed my mind within the allowed 24 hours. The property is in Sussex and I live in Manchester. I was told I can have a full refund but I have to collect it as it is cash. I wasn't told that this would happen as, obviously, I wouldn't have left for home first if I had known. What is my position here? Any thoughts please?

    You have post a really helpful information about the tenant, I have just read out your editorial and I have found some decent point there which really helpful for me.Specially you have point out this utility bill - Gas/electricity/water/council tax etc.
