  • I have a question. my agent is asking me to sign a one year contract with a six month break clause. If i choose to excersice the break cause in 6 months, am i liable to pay any financial penalty? Will my deposit be refunded to me if i choose to move out in six months??

    Also, if a household is shared by students (above 18, full time) is the flat eligible for a council tax exemption??

  • Depends on whether each individual signs their own tenancy agreement or if it's a "joint and several" one. If it's J&S all tenants will have to leave the property if the appropriate notice is given to exercise the break-clause. If you're about to sign an individual one as long as you give the appropriate notice and move out during the last rental-period you will not become liable for any further rent. Read the tenancy agreement very, very closely so you understand what the rental-periods are.

    ALL occupants have to be students and have the necessary documentation from the place of study. If there is one occupant who is not a student they become liable for all of the Council Tax.

  • Some great posts and really helpful stuff.

    I have a couple of friends who are landlords and I directed them to this as well.

    One of the things they mentioned is that they use different sites to market their properties and some of them have quite good guides too, although I don't think anything is comprehensive (although it would be good to pull a lot of the stuff on here in to something!).

    They mentioned a site called comparethelettings because it has some good guides and helpfully, a week by week moving guide.

    And I hope other landlords read the posts on here as it would make life easier for tenants, and probably landlords too.

  • Could anyone offer a newbie some advice..please..I'm renting from LL but Im looking to move near my family and I will be renting with a LA..because I'm newly self-employed and have 2 children I've been told I must pay 2 months in advance which would be £1050 + bond of £525 and letting fee of £200...
    I have been private rent in for 2 years 8 month and never missed a payment... Is it normally to pay a 2 months in advance ..? any help or advice..thank you

  • hi, I'm looking at moving to a 2 bed house and using an estate agent...the rent is £525 month ..I've been to view and it need cleaning up the cupboard door handles are well worn ..the kitchen vinyl flooring is marked ..carpet need a clean.....what are my rights can I ask them to renew items ..the average rent in area is £480

    The house has been up for rent for a while not sure if that makes a diffrence.........:o
