  • Hi, ok i have a few questions.
    I live in a rented house that was perfect when we moved in. The price was good the house was newly refurbished and we where happy.
    A year down the line the tenancy expired, We where happy to continue renting and had always paid out rent on time, every month but the land lord put the price up by £100 and demanded we signed a new contract.
    I was not happy about this, and tried to get out of signing a new contract saying only put the price up by £50.
    He refused and sent a solicitors letter round. So i signed.
    Then this year serious mould appeared.
    We also had problems with the boiler, (its 40 years old)
    O and there was no gas safety certificate on the property for 6 months
    We asked the landlord to fix the mould but he never did, he sent around 2 unqualified botch builders, who had done the refurb, and have fixed the gas system even though they are not gas safe, and they said it needed air vents in the window which was a ridicules thing to say because our house is possibly the drafties house i have been in and the windows are always open.
    He then refused to remove the mould as a temp solution so i had to do it, all this 6 weeks of living with it.
    When i say it was bad it was bad, it took up the whole window bay in our bedroom and downstairs wall.
    So the only solution we came to, was my dad met him and drew up an agreement which he finally agreed to, saying, he would put in a new boiler and new carpet, it currently has the worst carpet in, it doesnt even have an underlay and the landlord agreed to put the rent down £50 and not hassle us for 3 years.
    My question is, the landlord refused to do anything about the mould and i looked online about withholding rent and everywhere says DONT DO IT, so what can a tenant do in these circumstances.

    I was a first time renter and heard a lot of people talking about what's the best letting agent or Estate Agents to go to. but I went to allagents.co.uk and found the best Estate agents in my area. these guys really helped me a lot =)

    I was lost, came here to look for help and I will surely check it out and give a review.
    I am moving from a relevant distance so this, apparently, makes me more at risk of frauds than someone simply changing house in the same zone.

  • i have been renting my house out and gave my tenant 6 month contract which has ended and due to a change in my circumstances i need to move back into the property,
    my tenant receives housing benefit and makes up the pmts weekly as she gets paid weekly i need to give notice in writing and assume need to give my tenant two months but not sure what i need to write
    i have looked at the s21 letter but am getting very confused as it states i need a court order if i give notice in writing
    can anyone help

    pepper01 - welcome as a newbie.

    This thread is a sticky aimed at giving guidance for tenants.

    If you go on to the main House Buying etc board and look up at the top left there is a button labelled "new thread". Hit that and repost your query and you'll be more likely to get some relevant responses.
  • People need to look at the areas they want to rent in. In some areas, the rental market is being flooded by people who can't sell their houses and are choosing to rent them out instead. This has now provided a large selection of quality properties (some BTLs can be a bit rough and ready) and the rents now seem to have peaked in these areas because of supply and demand.
