I had a very bad experience of renting and it put me very down:(. where I was renting, there we had one electricity connection and landlord told me to do the sharing like, one month they will use and next month on my board and it was going so well but, after two months when the bill came I was surprised looking at the cost and then I asked my landlord to pay the bill accordingly and he refused, that was the so pathetic situation I have ever got in my life.
That is why, I prefer to have everything written on the paper with the signatures so that there wil not any problem.0 -
We have been renting a property on a 12 month contract, and are now trying to renew the contract. The estate agent was only involved in the intial set up and we have always dealt directly with the landlord with any problems with the property etc. The estate agent has now sent us a letter asking for £150 administration fee to renew the contract, when all they have to do is print us a new contract! Is there anything we can do to avoid paying this completely unreasonable charge?
I've had a similar problem, £150+vat for set up fee and every 6 months £50+vat to renew (I am on a short assured tenancy). This only relevant for Scottish law -- I'm currently in the process of trying to get my LL to refund the money, in Scotland it is ILLEGAL to charge these fees (charging for references, admin, documentation of lease, renewal) and are classed as "premiums". Unfortunately at the time I didn't know this so paid to keep a roof over my head.

Every place has its own rules and regulations and people can get benefits, by implementing all that stuffs positively. We just have to look around how it works.0

hi just a quick question my sis rents privatley they moved in in june on a fixed 6 mnth contract,( after spending loads of time and money decorating the house, ) yesterday she got a puppy for her BF as a gift, anyway she had a text 2day saying that alough the land lady said they couild have a dog before they moved in, she now doesnt want the dog there ??? ( there is no mention of pets in the t.a ) can they stay put untill the 6 months is up ?? also the TA states that they have to give 1 months notice before moving out or LL has to give them a months notice...i thought it was 2 months notice from LL ??? any advice please ???Hi, we’ve had to remove your signature. Hi, I have a question... basically I signed up over the Easter holidays for a studio flat for the next academic year with an agency which seemed nice enough, I wanted a cheap studio with bills included and they were the only ones who had one cheap enough really. I was on my year abroad and only back for a short while so just wanted it sorted!
I've just bothered to read the reviews of the agency, and all the ones I can find are bad... issues getting bond back, inspections/viewings at all hours with no prior contact, unhelpful staff with regards to repairs etc. I'm really hoping that it's the case that nobody bothers writing their good experiences online, and the reviewers were themselves difficult tenants.
Should've had an inkling when there was suddenly no contact from them after they'd had my deposit etc, they sent me an email stating they hadn't received all my evidence (even though they had), so I rang them twice, each time I was told someone would call me back, they never did. A month later I sent an e-mail just to check it had been sorted, no reply again. Hmm.
Moving in on Friday (if all is well and I get my keys!), just going to take millions of photos of every little thing, dated with a newspaper from that day, keep them VERY safe (thinking a printed set, a CD, stored somewhere online and possibly somewhere else), keep it spotless so there can be no cleanliness disputes, read up on my rights regarding landlord/agent entering the property (24 hours' notice, right?) and get on their backs with letters/phonecalls EVERY time this happens.
Also going to request new copies of all documents regarding my tenancy of the property (just in case something fishy has happened in the meantime). I presume this is contract, completed inventory sheet, certificate that the deposit has been put into a protection scheme, anything I've missed?

I'm guessing they didn't get it in writing from the land lady that pets were allowed? However, if it isn't stated in the contract that pets aren't allowed, then I can't see that the landlord can do too much at least until the initial 6 month contract is up.
Perhaps your sis' could offer to pay for professional cleaning at the end of the tenancy or increase the amount of damage deposit/bond that has been paid if they renew the contract again. Hi, I am currently renting on a statutory periodic tenancy but am unsure of my future employment situation (currently working, but am part way through the interview process for a new job in London). My housemate is moving down to London, so will probably not have use for the place after this month. I wish to give notice for 6 weeks ahead (rather than the 1 month from now that the end of the next rental period falls) which would give me more breathing space to find a new place (in London or here, as appropriate). Is there anything in law forcing the landlord to honour this extra 2 weeks?

we are currently renting a property which a month after we moved in was put up for sale. After several attempts at getting my certificate for the TENANCY DEPOSIT SCHEME it still hadnt arrived and now they want me to do viewing for them. Is the TDS SCHEME law to everyone??? i have handed my notice in on the property and they have sent me a copy of my contract which only my husbands signature is on and not the landlords. they have since getting my notice put the property back up for let as well as for sale but dmenad we give more than a months notice and pay till end of 6 month contract which is december. I feel nothing has been done properly with this rentall. please help me
