    Yes, I think you need to increase the deposit too~even if only to £150.

    You may have been lucky so far BL with deposits, but what if someone damages something to the value of more than £100?

    I would up it if I were you, after all as you say, you don't have a problem getting new lodgers. as long as people know up front what's expected then they won't mind.

    as the others have said, it's standard practice to have a months rent as deposit.

    by the way, are the kindly old neighbours still nicking your cat?

    I think a higher deposit will also make it clear to prospective tenants that you value your house, and expect things to be taken care of.

    If you think about it, these days one bad carpet stain could end up costing £100 to clean :eek:. (Oh, wait, have we had the Stain Bandit lodger yet? I know they're out there! :rotfl:)

    what ups and downs on this thread eh!!

    i enjoyed spatulagate best, that was very funny but i was extremely angry about the katnappers, i have 2 cats and id be fuming if some old busybodies thought they would groom my cats with prawns and a litter tray, what sauce:mad:
  • Puss-cat's been very edgy lately, not even eating his food unless I'm in the same room with him :( Think he's a bit paranoid because he's getting older and can't run away easily any more. So he hasn't really been out and about much, don't think he's seen the neighbours in a couple of weeks.

    Well, I'm sorry to disappoint you all, but Mr A seems ideal! Late 30's, married with kids, just needs a crash pad close to work for 4 nights a week until May! During which time he'll be working 12 hour days. So no mid-week parties, but the two of us will get to keep the house to ourselves half the time :grin:

    Anyway - Mr A said he'd make his decision tonight but hasn't yet called to confirm. I can choose either him, or the 23-yr-old French guy who's moving here on Friday and has offered to send his deposit via Paypal! Who would you go for?

    Mr A = (probably) reliable, pay rent on time, won`t notice that he`s there because he really won`t be...

    23 year old French bloke = (probably) unreliable, won`t pay rent on time, partying, puking, drinking, loud music, will bring drunk loud girls back every night for loud sex sessions...

    For our entertainment sakes, I think you should choose Frenchy :D
