    If another landlord contacts you to ask for a reference, just send them that picture of the trash in his room.

    I'm with the others on clearing out his room - simply scoop everything into boxes and bin bags, including the empties and dump them in a cupboard.

    B_L, If I was a freind of yours I would have to slap you (sorry). You are being taken for a ride by a chancer.
    You insisted he move out by a certain date and he's gone way passed this date and way beyond any reasonable persons goodwill.
    I know none of us are in your situation but you must be a seriously laid back person (and wonderful landlady) to put up with all the crap this idiot has thrown at you

    Really glad to hear you have a burly dinner party organised. You need to text big-girls-blouse-lodger and state that Sat evening is the absolute end to his storage facility rights at your home and that you will have assistance for him to remove ALL his belongings on that evening.

    Oh, my burly friend plan is really coming together!

    I've now got two brothers from Cardiff coming over for dinner Saturday night, along with LovelyNeighbour and a big man from Wiltshire who'll be staying overnight. That's four blokes with a combined height of 25 feet! :rotfl: My Wiltshire friend is also willing to pretend to be the new lodger :eek:

    I would leave as much cleaning stuff, rubber gloves etc by the entrance to the bedroom and sellotape an invoice for what he owes you to a broom handle, if he's back on saturday.

    Yes, but it's not the threat of violence that is the main problem, it's simply his selfishness and negligence in sticking to the terms of his lodger contract and removing his belongings in a timely way.

    So unless you are planning to use this ape like guys to help him pack up every last crisp packet and fag but to stop him from returning a third time, I think they are of limited value.

    Having been a reader/lurker for a long time, I agree with this post, I would also put in each and every text/email written corespondance with him the tennacy end date. No if's or buts about when it was meant to finish.

    No more Ms Nice Badger Lady, you presumably took lodgers in for the financial side not just added company or charity.

    Did you have a written tennacy agreement? Hopefully this would state how the room be left.

    He is taking the utter P!!! out of you... you have been so patient I think I'd have dumped all his !!!! out on the front street by now :(

    The state of his room, it made my blood boil when I saw the picture :(

    Dont forget B_L that since he's not actually moved out yet (meaning all his stuff still in your house) that rent is still payable until a) he's moved all his things and b) handed back the keys to you.

    I'd slap you meself if you hand him any of his deposit back ;)

    You could put it to him about owing rent whilst he continues to occupy the room.
    Ask for his forwarding address. DO NOT hand him mail that comes for him in future - get an address off him now.

    OR bag it all up including rubbish and let him know it is being put outside at 11am on Saturday morning in bin bags.
