    I would pack up everything of his, (rubber gloves of course!) including the rubbish so he can't say there was anything missing and put the whole lot somewhere where you can't see it and it's easily accessible - garage? cellar? shed? Otherwise you could have him in and out of the house for weeks!

    Many years ago I had a lodger who left a load of stuff, I bagged it and put it in the garage but he never came back! If you need to clear the room for a new tennent I wouldn't wait...

    I would highly recommend this method of action. Minimises hassle and means they don't spend hours 'packing' when they're really just malingering and raising your blood pressure!

    Worked very well for my ex-hubbie when I finally kicked him out:rotfl:
    Penny: I'm a little low on cash.
    Leonard: How much you got?
    Penny: Nothing!
    Leonard: How can you walk around with no money?
    Penny: I'm cute, I get by.

    Yeah - that's what I did for NoisyLodger in the end. Of course he was actually grateful for the help - BigGunsLodger seems to have a completely different attitude.

    Ugh, I just don't know where to start! It's not just rubbish - he's got stuff piled on top of stuff EVERYWHERE!

    But I would like to start showing new PotentialLodgers round, I would like my burly friends to stay over this weekend and I do have my family coming over for Christmas II in a couple of weeks. So anything to expediate things, I guess.

    The cleaner's coming round tomorrow - he may be able to help me if I've made good progress by then.
