    The trouble is if the room stinks of fags, a non-smoker isn't going to want it. So you end up with another smoker and so the whole rotten cycle continues.

    To be honest, the smoke smell has seriously subsided now - I can't really detect it at all. But yes, the carpet is very badly stained - I know that photo isn't great but you can make out a patch under the cans where it looks like he's spilled bleach!

    I've composed a letter to give him on Sunday... I did originally put the change of locks on there but I thought it would just anger him, so I've instead tried to bias it as much as is reasonable in his favour: Draft of letter

    Seems fair enough to me. Whether the lesson will sink in, is another story.
  • Erm, why do you care whether your missive angers him or not? He's made you pretty damned angry of late, and justifiably so.

    One day, he's going to look back on this and realise what a total berk he's been to have taken advantage of you and your good nature in such a way. (I hope)

    Can't open that doc, so I dunno how candid it is.
  • I would honestly take the cheque option out, unless he has made 50% or more of his rents payments to you by cheque.

    I think you are being far too generous again - you say

    "Please let me know how and when you are able to make this payment."
    I would demand immediate payment and make it clear that you you are prepared to issue proceedings against him if he does not pay promptly.

    I'm not sure of the final sentence. I would put something to say that this money is due immediately or give a 7 day payment date. Then if you need to go via small claims you will have it in writing.
