    How about you just ignore it?

    In the same way he ignored paying the rent, being quiet, tidy, clean, smoke-free, handing back the key and having unwanted guests.

    He's appealing to your good nature (albeit in an aggressive way) when he hasn't got a good nature. Think of it as Karma.

    "Sorry, my battery was dead - just got the messages. It's more reliable to reach me by email. BigGuns, it's been made very clear that your contract was to end on the 3rd Jan. You don't live there any more - it was up to you to move out in time. I will store your things until you can collect them, on a day that I'm available to meet you. We have already arranged to meet this weekend. You actually have rent outstanding which I'm willing to forget about as long as you move everything out and leave the property in a satisfactory condition this week. I have also not yet received your keys - please confirm if you've left them at the house...?"

    P.S. I think I will send it as an email - he uses a Blackberry so it appears just the same as a text anyway, and is easier to handle.

    that sounds much better but I'd leave out the bit about forgetting the outstanding rent! and just remind him he owes you. If anything you are forgetting the charge for cleaning all the smokey furnishings!! Also "I will store your things for a maximum of two weeks."

    I am actually fairly sure it's more than 2 weeks you need to store stuff - where's artful and clutton when you need 'em? - but hey, he hasn;t really apid attention to contract law to date, has he...

    Well this is on the Landlord Law Blog site:
    If you intend to dispose of the goods then you are obliged by law to give a reasonable period of notice before selling them, commonly 21 days. If the tenant owes money to the landlord BEFORE service of the notification then the landlord is obliged under the law to keep the property for at least 3 months before selling them.
    The landlord is entitled to sell the goods and keep any reasonable costs that were incurred through storage, removal and sale. The law expects the landlord to obtain the best price they can and then return the amount beyond the landlords costs to the tenant.

    It's landlords and tenants but I'm sure this is similar. So I reckon I can 'offer to store' for 2 weeks, but then I'll have to give at least 21 days notice of 'intention to dispose'. To be honest I doubt it'll come to that.

    Honestly, don't understand the long drawn out justification that you plan to send, the amount of context, the defensiveness and so on.

    You aren't around on Thursday night, his is a short notice request full of bull. Ignore it or sent a similarly short thrift response to the type he has been sending you. Something like 'Friday at x time is better. Please come with key and outstanding rent of £x'.
