  • It's an entirely different prospect when you think of them as wild animals called cavies. Still, I'm a non-eating-meat kinda gal so I wouldn't eat them either. I only threw that in for a laugh because I know you don't as well. Still, a pal of mine tried them out there and said they were "gamey" and wouldn't bother with them again.

I love that photo. Made me lollers

Uh-oh... my phone battery died this afternoon so I've just switched it on to this:
I'll be in the house saturday, its disgusting you have locked all my possessions in the house, I need clean clothes for work? What do you expect me to do? Where the same clothes all week? Plus my food is in the fridge? I have a funeral friday, my suit is in the house! What is wrong with you?
    (missed call)
Actually no thursday night to get some clean clothes
    Make sure your there

I've composed the following but not yet sent it:

"Hi BigGuns, sorry my phone ran out of batteries today - I just got all the messages. You knew that you were moved out on Tuesday - you've chosen to leave your things in my house and I promise to look after them until they are collected. You can contact JoannaLodger to see whether she is able to meet you sooner..? Otherwise I'm there from 11pm Thurs. Did you leave your keys? x"

I'd have it all packed up for Thursday and ready for collection. Food and all. And anything he leaves you do the old "you have 30 days to collect and then I will dispose" letter - in fact have one printed off. Or you will never be rid!

He's done some kind of block on Facebook so I can't even see him in search results any more. Well, not when I'm logged in under that profile anyway :rotfl: He hasn't posted anything about me on the public wall.

Tell you what, I'm relieved that we got the locks changed successfully... I can't believe he thought that he could just waltz back in there after his eviction had taken place..? Why on earth would he not take enough clean clothes with him??

It is a concern... any advice on the best way to avoid it would be most welcome! I just want to be able to go home when I need to.
BL suggest you have a good read around Tessa's sites and blogs:
    http://www.lodgerlandlord.co.uk/
    http://www.landlordlaw.co.uk/
    http://www.landlordlawblog.co.uk/

It's not what's written in the contract that matters but the reality of the situation. I think you may have tough time claiming to be resident at the house. If so then I'd guess you may be looking at having tenants rather then lodgers and if so the HMO rules would kick in if you have enough unrelated tenants and IIRC the number of floors matters as well. You don't want to fall foul of fire regs n stuff.

Whatever way you go I'd suggest you make sure your insurance covers it all, building and liability etc.

Also if you are going to be away six months or more you may want to look over the NRL scheme:

  • Because he didn't think you were serious of course. And he could whine and talk you out of it because your previous behaviour has led him to believe that you're nice and kind and tolerant with it.

I love the funeral suit !!!!!!!!. He could have thought about that and mentioned last flipping week. If it was true. Which I do not believe it is.

Stupid boy (in Capt Wainwaring voice)

He's unbelievable, isn't he? Can't do the most simplest of things around his work schedule like pack some clothes and put his belongings into storage.

Regarding the unsent response - don't tell him your schedule and don't rope your other lodger into having to face him. I'd be tempted to write something like 'You don't live here. You owe me rent and the key. Your failure to make plans is not my emergency. Thursday night is not convenient for me. I will be here at x date at x time. '

Then warn the other lodger that he may come round and kick off on Thurs night so she can ignore the door bell.

EDIT - or better still a short, sweet 'Thurs no good for me' and fill us in on the invective and emotional blackmail you get in response.

"Hi BigGuns, sorry my phone ran out of batteries today. If things are important it might be wise to contact me by more conventional methods, especially when you know I'm actually in the house and not in London. - I just got all the messages. I thought I'd given you enough warning and made it clear that You knew that you were to be moved out on/by Tuesday - it looks to me like you've chosen to leave your things in my house and I promise to look after them until they are collected. You can contact JoannaLodger to see whether she is able to meet you sooner..? Otherwise I'm there from 11pm Thurs. Did you leave your keys? x"

If you're not there ask JoannaLodger to nibble his cheese
