    B_L you are quite entitled to enter his room to close the window, whether he is in residence or not. Legally, lodgers (not tenants) do not have exclusivity over any part of your house.

    Unfortunately he hasn't paid the last week's rent (which is always a risk) so there's no deposit forthcoming.

    Hi Badger, Are your lodgers on weekly rent? If so I would strongly recommend that you put any future lodgers on monthly in advance.

    Also make sure you take 1 months rent as a security deposit as well.

    This is exactly what they do do... however BigGuns managed to delay his second month's rent and then keep it going so he was always just that little bit behind... and he should have paid something on 29th December too but obviously cancelled his standing order. We discussed it a few pages back - in theory I should have chased him to be more up-to-date from the beginning, but it just hasn't been a priority.

    Should that ever get disputed it's the reality of the situation that rules. So if BL has given exclusivity in practise (IIRC she did stuff towels under the door rather than entering the room to close the window in the past as well) then there is the possibility of the lodger status being challenged. Given BL is away so much I suggest mugging up on what makes a lodger different to a tenant and making sure the differences happen regularly in practise.

    Oh, I tell you what though - it does feel good finally being able to tidy up! I've just picked up the pile of men's clothes that has been on my best armchair for as long as I can remember... aaaah :)
