OK, back in London now... a bit grumpy to be honest, I look forward so much to my rare visits home and I just feel like it was ruined!
JoannaLodger has promised to be my spy this week and report any naughty behaviour. Particularly with regards to the smoking - that really pushed me over the edge, !!!!!! I have plenty of friends who smoke but go outside in their own home, let alone one they're sharing or visiting! It's just appalling.

I've already had my first spy's report! Apparently BigGunsLodger has left the house to go to work, but Joanna can still hear someone moving around in his room (clearly the GF).
I've prepared a letter, to be held back until I see him in person:Mr BigGunsLodger,
With regret, I hereby give you one calendar month’s notice to quit the above property.
This notice comes after a number of breeches of the housemates’ agreement, compliance with which was a condition of your residing in the property, namely:
- Leaving belongings around the house for prolonged periods,
- Smoking indoors,
- Causing noise at unsociable hours,
- Suspicion of allowing a guest to access the house unsupervised,
- Causing or allowing damage to furniture / goods.
Since these issues persist despite following a long probationary period, I feel it would be better for everyone involved if you find a home more suited to your requirements.
I am of course willing to provide a reference to any future housemates or landlords and will assist you in the moving process if such help is appropriate.
Please ensure that the room is emptied and cleaned and all keys returned to me on or before Monday 2nd January.

Why write if you're gong to see him in person? Stuff like this is always better done face-to-face. Letters and emails can be soooooo passive/aggressive.0

My plan is to see him in person and talk about it, then just hand him the printed letter as a formality, so that we both have a written copy.

One of the difficulties I have with the letter is that most of the breaches (not breeches - they're what Mr Darcy wears!!) you list happened before you gave him one last chance. You ideally need to base it on stuff that's happened since you read him the riot act. So, if there is actual evidence of the GF staying, that would be OK; so would smoking.
Don't get me wrong, I think he's extracting the Michael and disrespecting you and your property, but if you're going to use specifics, I'd use ones which he can't start to argue about.0 -
