Funny enough I have a very similar house in Kent (Same outside, and with a large home cinema room in the basement) that I am trying to let out room by room as a LIL
Can I ask whats the best way to get tenants? Ive tried Spareroom, Easyroommate, Gumtree, local Wilkos notice board (lol) and a couple other sites but only seem to be getting ultra-short lets (Which I wont accept as im not a dosshouse) or weirdos
PS did you put that home cinema room down there? Was it expensive to convert? Did you have it soundproofed?0 -

I always stick the adverts up everywhere, like you said... and obviously you've seen the type of ads / pricing etc. To be honest Spareroom has always won out for me - I pay for 2 weeks of 'bold' advertising at £12-odd and it always lets within those 2 weeks. I have had successes from Gumtree as well.
I am open-minded to short lets. People are attracted by the "one month rolling contract" but often end up staying much, much longer! And even the ones who stay 6 weeks are fine - it doesn't take me much effort to find replacement lodgers. I know I would be put off having to sign a 6-month contract to live with strangers.
Based on feedback, I think what draws people in the most is a relaxed and 'homely' attitude. Clearly you can go too far and end up being taken advantage of (I'll offer myself as a case in point there!), but during the viewing a lodger is much more likely to move into a friendly home than into a house where their landlord is their master and constantly around to remind them of it.
RE the cinema room, I had grand plans for soundproofing it and making it into a recording studio with a projector in it! But I never did do that. Being underground, it is reasonably soundproof already and very easy to make pitch dark, so I just popped a projector from eBay on the ceiling and hooked it up to a soundbar

Unbelievably BigGuns has just woken up "this morning"! He and GF are upstairs - I could hear their voices last night and can again now.
Joanna suspects that he's been smoking in his bedroom because she can sometimes smell it. She also says she saw a "written warning" letter from his employer left in the bathroom :eek:

Ug, the music has started now... he always has listened to terrible music in his bedroom but through headphones. Apparently he now has the desire to share these toonz with the GF.

I've just had a phonecall from the office to let me know I'm picking up a new US client this afternoon and will be doing a conference call with them.
My colleague couldn't hear the music generally, but it quadruples in volume when he opens his bedroom door!
